Study On The Application Of Service Enhangced Construction (sec) Mode Of Large-scale Construction Enterprise

As the pillar industry of national economy, construction industry is a necessary step in transforming the fixed assets of various industries into practical productivity and use value. Construction industry plays an important role in promoting the national economy and accelerating the comprehensive development of the society. Chinese construction enterprises that still employ the traditional single management mode with low labor productivity and limited contribution to the increment of the labor efficiency provided by technique and management .Chinese construction industry as a labor-intensive, low level of industrialization and extensive operating industry cannot adapt the development demands of the national economy and itself. Especially on the real estate development market, construction enterprises as the second party only provide the owner with construction contract without satisfying the personalized demands of the owner on construction services. This situation hinders the development of Chinese construction enterprises whose competitive mode is single and whose production profit cannot be protected. So in order to accelerate the healthy development of Chinese construction industry, it has become an urgent problem to make full use of the resource advantage of Chinese construction enterprises, adjust industrial structure and reform the management mode.This paper uses the resent research focus of manufacture industry—the concept of service enhanced manufacturing for reference and leads the concept to the field of construction to put forward the concept of SEC. According to the characters of construction industry, this paper defines the concept of SEC, analyzes the applicability of SEC mode and analyzes the demands of the mode in real estate development focusing on the practical characters of real estate development projects so as to establish direction for the following research.According to the operation demands of SEC and the development demands of Chinese construction enterprises, this paper employs the BPR theory. Through BPR for service, Chinese construction enterprises integrate the advantage resource including the investment and financing, project consultation, project management and general contract of projects. They add increment link to construction enterprises, innovate the construction enterprises value chain system and promote the core competence of construction enterprises so as to create enterprise station for the construction enterprises that employ the SEC management mode.Basing on BPR facing service of construction enterprises, this paper employs the SEC mode to real estate development and researches on the cooperation mode between the SEC enterprises and the developer who is the main participator in real estate development. In the aspect of the cooperation with developer, focusing on the demands of developer on construction and relative services, this paper designs the cooperation mode of traditional construction business, the cooperation mode of lifecircle integrative business and SEC business process facing kinds of customers.In the aspect of the cooperation with bank, focusing on the demands of bank's development and the real estate credit demands of bank, this paper designs the cooperation mode of credit consultation business and that of different enterprises'fuction basing on SEC. This paper designs and researches on the cooperation mode basing on the mode of SEC so as to establish basement for the realization of the real estate development business interaction on the station of service enhanced construction in the following chapters.Through the analysis of the game relationship and the interest demand of the developer, bank and construction enterprises, this paper provides the interaction mode and defines its connotation, scope, establishment principle and operation mode. This paper analyzes the operation mechanism of the interaction mode through which realizing the interaction among bank and enterprises on the station of SEC so as to satisfy the interest demand of the main participators to the maximum extent to realize common win. In order to validate the feasibility of the interaction mode, this paper introduces the concept of value chain and analyzes the stability of the interaction mode's credit chain structure with the employment of entropy theory. This paper models on entropy theory to the value chain of the developer, bank and enterprises. Through the comparison between the entropy values of the traditional mode and the interaction mode, this paper validates the stability of the interaction mode's credit chain structure of real estate development. At last, this paper reserches on the applicability with examples of SEC mode employed in Chinese large-scale construction enterprise.Focusing on the problem of Chinese construction enterprises'development modes, this paper analyzes the development of SEC mode centering on transforming construction enterprises'management modes and promoting their competitiveness. In theory, this paper may further enrich the theory and method of Chinese construction management mode. The research on the employment of SCE in real estate development has reference meaning for studying the cooperation and development of Chinese construction, real estate industry and bank.
