Studied On The Developing And Operating Modes Of Commercial Real Estate Of Construction Enterprises Based On Service-oriented Construction

As the upgrading of industrial structure and the time of service economy arecoming, construction companies, transforming from the construction which is short ofvalue to resources intensive services like the knowledge, technology and labor power,continuously broaden the scope of services, and start a new operating method which canbe effective action to build up the core competitiveness of construction enterprises.Particularly under the circumstances of China’s economy developing speedily and therapid expansion of urbanization, the estate market has been developed further,providing a very opportunity for the development of commercial real estate, andnumerous construction companies go into the domain of commercial real estate,promoting the commercial real estate development operation mode in the spotlight. Thispaper introduces an idea of a service-oriented manufacturing of industrial enterprises toconstruction enterprises, also explores service building development of commercial realestate operation mode.This paper focus on improving the core competitive power of constructionenterprises, start from the similarity of manufacturing industry and building industry,introducing the service-oriented manufacturing management pattern of industrialenterprise to construction enterprise, and proposes a service-oriented build businessmodel. To extend the service scope of commercial real estate construction enterprisefurther, a new service development-service construction-service operation model isbuilt. Main researching contents include: this paper analyzes the currently existing operating model of commercial real estate, and concludes that at present the concept ofcommercial real estate’s integrated service-oriented development operation in ourcountry isn’t in-depth, expounding the related theory of enterprises competitiveness andconstruction enterprises strategic alliance., and forms the theoretical basis of this study.Introduce the service-oriented manufacturing of industry enterprise to constructionenterprise, and put forward a strategic alliance of commercial real estate developmentoperation in the service-oriented build mode, establishing two league systems amongconstructing enterprises, the developers and business management companies.Buildsthe index system of strategic alliance partner selection and evaluation, by taking thecommercial real estate projects in S construction enterprise as an example, and formsthe service system of the construction enterprise by an application of a service-orientedbuild alliance and the method of partner selection.
