Research On Risk Management Of A Five-star Hotel Project Design

Faced with increasingly cruel and intense competition,many hotel investors pursue possible ALTs in the construction design bidding stage,ignoring whether the design units have the ability to complete the five-star hotel design.Some hotels excessively pursue enterprise culture,using luxurious and upscale design,ignoring costs,resulting in outdated design and exceeding budget.Therefore,how to effectively identify and avoid the risk in the design phase has a great significance for the enterprise to avoid disadvantages and run smoothly in the fierce market competition.In this thesis,the risk of the five-star hotel project design phase is classified and evaluated quantitatively to grasp the key or influential point.With a five-star hotel as the actual case,the Delphi method is applied to analyze management problems encountered by the author in the design work to provide more effective support for the practical application,theoretical exploration,control measures in the next stage.Secondly,experts calculated the probability of the risk factors in the project design and using AHP,the risk factors in the construction management are assessed effectively to gain comprehensive evaluation.Finally,as for risk control measures,well-developed project plan modular project management approach and assessment method are established,based on a five-star hotel project design's idea of risk monitoring-mitigation-transfer-avoidance-acceptance-reserve.With a series of management measures,a highly practical management information system has been developed.The system is applied to control the whole process,including program's import,remind,reporting,approval,change,statistics and assessment,to achieve risk management of seamless docking,orderly division and clear accountability.
