Research On Risk Management Of Country Garden Qifengtai Construction Project In WH City

In recent years,as urbanization and demographic dividend tend to peak,the real estate industry is difficult to continue to develop in the past mode,and is forced to bid farewell to the former glorious era.Due to unbalanced economic development among regions and complex and volatile market conditions,China’s real estate projects are facing increased risks in the process of development and construction.Real estate development projects have the characteristics of long construction period and many participating units,if the problems arising in the project can not be effectively dealt with at the fastest speed,it will inevitably have an impact on the promotion of the project.Especially affected by the COVID-19 epidemic in the past three years,the economic downturn,coupled with the thunderstorms of leading real estate developers such as Evergrande and Sunac,the confidence of buyers and investors in the real estate market continues to decline,making the risk of real estate projects continue to increase.Therefore,it is particularly urgent to strengthen the risk management of real estate projects.Based on the perspective of the construction unit,this paper discusses and studies the risk management of Country Garden Qifeng Tai Project in WH City according to the steps of risk inducement analysis,risk identification,risk evaluation and risk response.First of all,after the introduction of the construction scale and other project overview,the paper introduces the risk management status of Qifeng Tai project,and analyzes the incentive of risk factors around the actual situation of each stage of the project;Secondly,after introducing the basic principles,advantages and disadvantages of engineering risk structure decomposition method and other methods,the paper comprehensively selects the checklist method and Delphi method to identify the risk factors of Qifengtai project,and compares the risk inducements with the reference risk events in the checklist to obtain the preliminary identification results.After three rounds of anonymous consultation by experts,the false risk factors in the preliminary identification results were screened out,and the final risk identification results of Qifeng Tai Project were obtained,and a total of 11 risk factors in 4 stages including the demonstration stage were identified.Thirdly,based on the identification results of project risk factors,the risk evaluation system of Country Garden Qifengtai Project in WH City is constructed by using analytic hierarchy process(AHP)through establishing the risk evaluation hierarchy structure and other steps.On the basis of this system,the fuzzy comprehensive evaluation method is applied to comprehensively evaluate the project risk,and the result shows that the risk level is "greater risk".It means that the project is prone to major project accidents,and the construction unit must invest sufficient manpower,material resources and financial resources to prevent and deal with it.Finally,under the guidance of the project risk response ideas,according to the project risk evaluation results,the risk of the demonstration stage,the preparation stage,the construction stage and the operation stage are divided into three levels: large risk,general risk and small risk,and the corresponding countermeasures are proposed respectively.
