As a pillar industry in china,real estate drives forward the development of more related industry. In recent years, China's real estate market is growing rapidly, and meanwhile it causes so many people to pay close attention to the real estate market's bubble problem, such as the "Hainan" real estate prices jumped, the prices of the Hebei "Yanjiao" soared; As more than hundred billion insurance funds are also allowed to entered the real estate market, the price is likely to be elevated,it will make the bubble would be more serious,once the bubble bursts,the consequences would be disastrous. The real estate price rises, affecting the government and the public, also affecting many companies who used Fair Value Measurement Model in the Investment Real Estate ( the real estates to earn rent or capital appreciation or both for the enterprise), because the fair value of the Investment Real Estate depends on the real estate's price market。As the price fluctuates,it must affect the companies who used Fair Value Measurement Model in the Investment Real Estate,and that makes profits changes,for the enterprise it means risk. Therefore, analyze risk factors to strengthen the risk management to these companies who used Fair Value Measurement Model in the Investment Real Estate has been an issue to be solved urgently.There is a lack of systemic discussion about risk management in these companies who used Fair Value Measurement Model in the Investment Real Estate both in theory and practice. Most researches are based on actual conditions application,the influence on the enterprise,the risk Identification and the risk assessment. So, this article inducts Enterprise Risk Management Framework to conceive the risk management framework. And also, it applys statistical meathod,quantitative analysis,qualitative analysis and makes a field survey.This article includes seven parts primarily: Firstly, Accounting measurement attributes and risk control theory are introduced. Here it analyzes the deficiency of current literature trough statistic, and bring forward this article's risk management framework based on the Enterprise Risk Management Framework;Secondly, a discussion of the Investment real estate using fair value measurement model in detail, we know that there are fewer companies used Fair Value Measurement Model in the Investment Real Estate, but we also can get that the trend is increasing; using fair value measurement model in the investment real estate has a certain influence to the companies, also has risks to profit;Thirdly, according to risk analysis, this part describes risk Identification, and get the risk list;Fourthly, make a quantitative risk analysis based on CIM model;Fifthly, according to analysis, do the risk control based on the Enterprise Risk Management Framework in eight aspects;Sixthly, put forward related suggestion based on government, this industry and companies to optimize risk to form risk control strategy;At the end of the paper, it makes a summary, also points out the deficiencies and what needs to be studied further.
