With the rapid development of the economy,the demands of the people for a better life are also increasing.China has entered an ageing society,the aging of the population has exerted tremendous pressure on China's old-age security system.If we want to improve the happiness index of our citizens,we need to pay special attention to the basic and even quality life of the elderly.The enterprise annuity fund can guarantee the living standards of employees after retirement and provide an extended guarantee for the whole social insurance system.It is an indispensable part of China's old-age security in the future.This requires the annuity fund to invest steady and obtain a higher return for a relatively long period of time,so that it can maximize the return on investment under the premise of maintaining value.Therefore,it is an inevitable choice for the enterprise annuity to enter the capital market for investment operation.As a novel and reliable trust tool,the Real Estate Investment Trust raises funds through the implementation of the trust plan for real estate development projects,thereby obtaining certain benefits.The investment and financing instruments have considerable returns and stable operation,and are favored by the investor market.Therefore,investing enterprise annuity funds in real estate trust products must be the general trend of the future.However,there are certain risks related to investing in non-standard financial products.Accurate identification of project risks and targeted control are often the core to determine whether investment can obtain reasonable returns.Since the enterprise annuity-related investment projects have their own unique characteristics,there will be a variety of uncertain emergencies,and the complexity of the internal and external environmental changes in the process of investment and construction of real estate trust projects will bring benefits to the project.Therefore,it is extremelynecessary to control these dynamic and uncertain risk factors.This paper analyzes the actual characteristics of the enterprise annuity fund real estate trust project,combined with the research results of the project risk management control theory,and then studies the investment risk identification and evaluation of the enterprise annuity fund real estate trust project to ensure the security and stable value-added of the fund.This paper selects the actual case in the work--CITIC Group Company Enterprise Annuity Fund Beijing PA Trust Project.After briefly expounding the background,significance and implementation of the project construction,the system analyzes and identifies CITIC Group Company Enterprise Annuity Fund.Investment risk factors of the Beijing PA Trust Project.By constructing a risk evaluation index system,the fuzzy comprehensive evaluation method is used to evaluate the risk level of the project.Finally,the risk management related theory is put forward to propose a risk response strategy suitable for the project implementation.This paper applies scientific and systematic theoretical methods to conduct risk management research on infrastructure construction projects,identify risks,evaluate risks,formulate reasonable and effective risk response strategies,promote the smooth development of infrastructure construction projects,and improve the living standards of the people.In the theoretical research,the thesis realizes the integration of project investment management theory and risk management theory,and is of great significance to the enrichment and expansion of investment risk management theory of using annuity fund investment real estate trust project;in practice research,systematic analysis of the use of annuity fund investment The characteristics of investment risk of real estate trust projects not only contribute to a more comprehensive and systematic understanding of real estate trust projects,but also provide guidance and assistance for future investment risk management of this type of project through the development of a scientific risk management strategy.The research of the thesis provides the basis for risk management in the process of using the annuity fund investment real estate trust project in the future,which has great strategic value and practical significance.
