With the rapid development of the national economy, the real estate industry is developingrapidly as a pillar industry of the national economy, many companies have to squeeze into theranks of real estate investment. Behind the rapid development of real estate, as well as theemergence of soaring housing prices, housing structure is irrational, vacancy rate and otherissues, some cities have emerged real estate bubble. Faced with this form, the state haspromulgated a series of policies for the real estate market macro-control. As a specialcommodity, Real estate investment is large, payback period is long, which makes the realestate business in the investment process is bound to bear enormous risks. In tighteningmacro-control policies, the investment risk is bound to increase the real estate business.Accurate analysis of the development of the real estate market, understand trends in policycontrol, real estate investment risk for proper analysis and evaluation, to provide reference forreal estate investment companies, real estate companies to invest in making the right decisions,to reduce the real estate investment risk.Secondly, the paper describes the real estate investment risk related concepts, divides thereal estate investment risk classification, it will be divided into systematic risk and unsystematicrisk. And primarily described the current real estate investment risk evaluation method,including expert scoring method, sensitivity analysis, Monte Carlo method, fuzzycomprehensive evaluation method.This article focuses on summarizing the real estate regulation policy, monetary policy, taxpolicy, land policy, analyzing the impact of control policies on the real estate market, proposinga risk evaluation of real estate investment. Select relevant data of Chengdu, using factoranalysis to empirical analysis real estate investment risk of Chengdu, analysis of the majoraffecting factors.Finally, the analysis concluded, make recommendations for the real estate investmentcompanies to reduce investment risk.
