The real estate industry has become a pillar industry of national economy.And the long construction period,high capital risk and income rate lead to the huge difference between the development of the real estate industry and other industry.These years,in China,several real estate tycoons,like Wanda and Wanke,are growing up,but the real estate industry is changing drastically and competing intensely.It's not rare to find unfinished building projects in China,as a result of capital catenary rupture.The reality is trying to let us realize that one key step for those companies with ambitious goal and limited strength to succeed is to find a stable and continuing financing channel in existing financial system.This study is based on this research background to Fuzhou Rongxin White House project specific case studies,practical analysis of the project financing mode.During the study,this paper summarize the research status and analysis the financial channel and procedure of real estate companies at present based on basic theories laying the theoretical foundation for this research.And this paper focuses on the role of REITs in promoting the development of real estate development.Considering the demand of real estate industry and financial benefits,this study design a Trust plan and research the payment factor,fund control,fund withdrawal and risk control,positively supporting the research of REITs.
