The Using Research Of Building Real Estate Multiple Listing Service System

Through the analysis on current situation of information sharing of real estate broking and problems , such as low level of real estate information sharing, difficulties of getting basic real estate data, high cost of transaction etc., this paper emphasizes the significance of strengthening real estate broking guild, taking the demonstration and leading effect into play, and founding the system of Multiple Listing Service in China. Aimed at improving the efficiency of real estate transaction, and based on the study about Multiple Listing Service in north America, the paper renders the idea and technical method to set up the system of Multiple Listing Service to standardize the development of real estate broking. Firstly, introduce the concept, the type of the MLS, then specify explain the operating mechanism , realization function of MLS, finally ,briefly introduce the domestic and foreign MLS system construction in present situation.Second chapter introduce present situation of the briefing domestic and foreign MLS system construction. emphatically elaborated current our country to introduce and to apply the barrier which in the MLS system exists.Third chapter elaborate the Rationale of building the MLS system, then, establishes the MLS system in Shenzhen to carry on the feasibility analysis, finally from manages aspect, operation pattern, surface establishment elaborate the concrete mentality of constructing the MLS system.Fourth chapter is designing the transaction flow in the front analysis and in the conception foundation.Fifth chapter I puts forward several proposals of constructing Shenzhen MLS system.
