With the rapid development of China’s economy and society, the real estate market is going boomed, and the public getting stronger awareness of protecting rights, real estate archives have been more frequently utilized and inquired. Improving the service of real estate archives information has now became an important issue. Moreover, as the information technology goes robust, the building of electronic real estate archives turns a major trend, especially the urban construction and the real estate develop rapidly, the service of real estate archives should be more innovative and capable to meet the demands of the time, and should utilize proper electronic methods to develop and manage to serve the social economy. To achieve this, it is hoped and long attempted to build a more efficient real estate archive information serving system.This paper has taken the archive department of Real Estate Trading Center, Nanning as an object, analyzed its serving capability status in the electronic management context via statistics analysis, systematic analysis, field research, as well as bibliography study. Empirical study has been carried out to examine those problems existing, and user-centered solutions have been proposed to improve its serving capability.Based on the analysis of its current serving capability and the causes, existing problems has been found, namely, an unsound inquiry system, undefined inquiry subject and object, straggling management, and lacking of high-quality management talents and experts, which has restrained its serving capability. To solve these problems, this paper has put forward suggestions. Firstly, sound laws and regulations, as well as liability institution which include explicit categories of state registration files and defined inquiry subject scope, should be built up. Secondly, the real estate information system should be improved and developed, including the developing of database, multiplying the inquiry methods, and fully utilizing the archive networks. Thirdly, the managing system must be improved to better its serving capability, namely, optimizing the processes, properly allocating service counters and setting up complete performance appraisal system. Last but not least, a mutual supervising team should be more capable and willing to serve, aiming to become more knowledgeable. |
