Abstract/Summary:
The continuous acceleration of urbanization in China has led to the rapid development of property management in comprehensive real estate development industry.However,with the increasingly fierce competition in the market,talents in the field of property management have become very short,especially the middle management,whose personal capability and quality are directly related to the service quality of property management,and high quality service is the cornerstone of the subsisting and development of property management companies.The property management industry is still in a blue ocean of development compared to other industries from the perspective of current situation,and talent shortage still cannot be effectively reversed in a short time.At present,the level of middle management personnel in China’s property companies is uneven,and their theoretical knowledge and practical ability still need to be improved,thus it is necessary to find ways to improve the quality of these managers.Fundamentally,the current situation is resulted from the shortage of high-quality property management personnel,which restricts the long-term development of property management companies to a certain extent.It has been 6 years since its establishment,but like most small and medium-sized property management companies,the shortage of middle management personnel of Jurong Park Management and Operation Co.,Ltd.has never been effectively improved,and many middle management personnel are of limited management ability,resulting in frequent problems in the process of specific property management work.As a result,it is necessary to enhance the middle management personnel training of the property management company,especially to analyze in depth a series of problems found in the training,to take effective measures to solve problems properly,so as to fundamentally enhance the management level of the property management company.Focusing on the training of middle management personnel of Jurong Company,this paper aimed at effectively making up for the current lack of middle management ability,so that the whole middle management team could have higher quality and ability,and Jurong Company could have more prominent competitive advantages in the same industry.It has been 6 years since its establishment,but like most small and medium-sized property management training of middle-level managers in Jurong company,such as inadequate training demand analysis,single training mode,unreasonable training scheme and lack of training effect evaluation.Through research,it is found that the reasons for the above problems are due to the company’s leadership’s lack of attention to training,lack of scientific training plan making ability,lack of attention to training team construction and lack of perfect training performance incentive system.In order to solve the problems existing in the training,this paper decides to design a training scheme suitable for the middle-level managers of the company.The training plan in this paper is designed on the basis of clarifying the training purpose of middle-level managers of Jurong company.Guided by the company’s future development strategy and human resources strategic objectives,the post competency analysis and training demand analysis are carried out.According to the results,the annual training plan of middle-level managers is formulated.After the training plan is determined,the training team is established and the training plan is implemented,Pre evaluate the training effect based on the training plan.In order to ensure the smooth and effective implementation of the training program,relevant personnel,systems and other safeguard measures shall be formulated.As a service-oriented enterprise,the development of Jurong company depends on the promotion of a large number of high-quality managers with professional ethics and management skills.The input of various property management professionals is the driving force for the development of the company,andthe training of middle-level managers is the catalyst for the development of the company.Therefore,whether the design of the training scheme is reasonable and effective is the key to the smooth development of the company’s training work.
