The real estate industry is an important industry for China’s economic development,which can effectively promote the rapid development of the national economy,and has the characteristics of large construction scale,large construction funds,and long construction cycle.Due to the particularity of real estate project construction,projects may face multiple risks during the construction process.In recent years,the construction of residential projects has become one of the hot spots in the construction of real estate projects,in the construction process of residential projects,problems in terms of funds,technology,management,construction and other aspects will hinder the normal and effective progress of the project,thus bringing various risks to the project.The risk of the project will accompany the whole process of project construction,if the project can not carry out comprehensive risk management,it will bring irreversible losses to the project construction.This paper takes the construction project of Chenlin Mingyuan Community as the main research object,and uses the theory of project risk management to systematically discuss the risk management of Chenlin Mingyuan Community Construction Project.Firstly,the basic situation of the construction project of Chenlin Mingyuan Community is introduced,and the development risk management status and the main problems of risk management of the project are analyzed.Secondly,further analyze the possible risk factors of the current community construction and carry out risk identification,on the basis of collecting project data,hire relevant experts to design the risk checklist,use the Delphi method to obtain the project risk identification results through the three-round hidden feedback mechanism,obtain 26 risk factors under the 5 risk sources,and conduct a specific analysis of the identified risk factors.Thirdly,through the project risk assessment made by the risk identification results of the construction project,the weight determination of the risk is determined by the analytic hierarchy method,the risk level of different risks is distinguished by the fuzzy comprehensive evaluation,and the final risk evaluation of the project is carried out,and it is believed that there are certain problems in the risk management work of the project and need to be improved and perfected.Finally,according to the risks identified by the project and its risk evaluation conclusions,corresponding risk countermeasures are proposed to ensure that the project can carry out good risk management. |
