Study On Construction Risk Management Of ZHONGNAN Century Star BE2 Group Real Estate Projects

The real estate industry in China has developed rapidly in the promotion of the demographic dividend and plays an important part in our national economy. However, in recent years, the explosive growth of China’s real estate and the ensuing massive housing backlog, our real estate enterprises are facing more and more risks. The healthy development of China’s real estate industry is severely restricted.Coupled with the current international financial crisis, the depressing domestic economic activity, national macroeconomic regulation and control policies, as well as fierce competition in the real estate industry, these factors let real estate industry notice that they need to establish a scientific risk identification, risk assessment and risk control system to promote long-term stable development of enterprises.This is becoming an important research topic of real estate enterprises.This paper focus on the ZHONGNAN Century Star BE2 group of the second phase of the project, combined with the actual situation of its characteristics in real estate construction project. First, based on the extensive reading of domestic and foreign scholars, this paper gives a brief introduction to the research status in domestic and abroad, and gives the research content and methods. Then focuses on the theory of risk management of real estate projects, including comprehensive risk management theory and integrated risk management theory, show the main process and method to display real estate project construction risk management. After the introduction of the main risk in construction in ZHONGNAN Century Star BE2 group of the second phase of the project, use the Delphi method. Send email to ten experts in project construction, and then combined with the ZHONGNAN Century Star BE2group project of the actual situation of construction risk scoring, in order to get the project the main risk factors, respectively is the risk of design and construction technology, construction organization and management risk, construction project risk and construction quality risk.Then, by using the method of analytic hierarchy process, makes the levels of target layer, criterion layer and index layer are listed.The weights of risk index are calculated and sorted by using mathematical method.Finally according to the risk assessment results, for computing weight of high risk proposed specific risk coping strategies, ZHONGNAN Century Star BE2 group project phase two project of the actual construction to provide constructive suggestions, which mainly concrete suggestions on construction organization and management risk, construction project risk, construction organization and risk management and construction quality risk.
