| In recent years,China’s economic strength,scientific and technological strength and comprehensive national strength have leapt to a new level.The real estate industry is developing rapidly also and has become an important pillar industry of China’s economy.The future development situation is also considerable.At the end of 2019,due to the outbreak of COVID-19 epidemic,China’s economy and even the global economic growth has been affected,the real estate industry growth rate fell significantly.In addition,real estate development projects have their own characteristics,which lead to the risk factors such as large investment funds,long construction period and complicated organizational relations.These risk factors may exist at any stage of the project development and have uncertainty,it may bring certain risks to the project,but different real estate development projects have different risk factors,and the risk factors at different stages of the same project are also different,so it is difficult to manage the risk of real estate projects.Therefore,the risk management system of the real estate project must be established at the beginning of its development and construction.The construction project of Bihailanwan Community also has the common characteristics of real estate development projects--large investment and long construction period,so it is necessary to study the risk management of the construction project of Bihailanwan Community.In this paper,the Bihailanwan residential area construction of this specific project for the study.First,the detailed information of the project is obtained through various channels,and the general situation of the project and the current situation of risk management are grasped,and find out the existing problems and causes in the project risk management;Secondly,through the research of the development of project risk management at home and abroad,combining with the specific situation and the current situation of risk management,the risk factors that may affect the smooth progress of the project are identified and analyzed in detail by using the field investigation method and Delphi method according to certain principles;Thirdly,by using AHP to calculate the importance weight of each risk factor,the importance degree of risk factor must be determined,the overall risk level of the project is determined by calculating the risk evaluation value of the project using the method of mold and comprehensive evaluation;Finally,according to the risk factors and the importance of each phase of the project,the corresponding countermeasures are adopted to manage and control the risk,and the project risk management work is carried out smoothly through the formulation of safeguard measures.In this paper,through the Bihailanwan Community Construction Project Risk Management Analysis and research,Bihailanwan community construction project for the smooth development and completion of the guarantee,to achieve profit maximization.At the same time,for the same kind of real estate development enterprises have a certain reference to enrich and improve China’s real estate project risk management system has played a certain role. |
