In recent years,with the continuous development of the economy,the real estate industry as an important part of the national economy more and more people’s attention.Because the real estate project itself has the characteristics of short construction cycle,high investment funds,large-scale construction,and so on,it involves a wide range of risk categories in the process of project construction,and the requirements for risk management also rise.Therefore,the implementation of project risk management to promote the healthy development of the real estate market has become an inevitable choice to promote the development of the industry.In this paper,Rushan Tianyue residential construction project as the object of study,respectively from the risk identification,risk assessment and risk response process to carry out risk management research.First of all,hire project risk management experts,preliminary screening of risk factors,through the development of project risk checklist to carry out the initial identification of risk factors,then the Delphi method was used to analyze the risk factors during the implementation of the Tianyue residential area construction project in Rushan,and identify the actual risk factors.Secondly,in the risk evaluation work,choose to use the analytic hierarchy process to establish the risk evaluation index system in line with the actual project,calculate the corresponding weight of the index layer,then the fuzzy comprehensive evaluation method is used to construct the fuzzy evaluation language set of project risk,and the concrete evaluation of project risk is realized.The evaluation results show that there are high-grade risks in cost risk,construction technology risk and management risk,and environmental risk and sales risk are medium-grade risks,rushan Tianyue community construction project in the overall intermediate risk level.Based on the results of risk assessment,the paper proposes a operability risk response strategy according to different risk situations and the overall project situation.By studying the risk management of the construction project of Rushan Tianyue residential area,we can help the enterprise to complete the construction project smoothly and realize the expected income,and reduce the unnecessary loss,at the same time for the lack of experience of real estate companies to carry out risk management can be used for reference to promote the development of the industry to achieve more social benefits.
