| In recent years,the real estate industry has transformed from traditional labor-intensive to high-tech intensive,and prefab buildings have also ushered in new opportunities for development.Traditional residential buildings with cast-in-place concrete have many safety hazards,long construction period,and are not green and low production efficiency.Compared with traditional buildings,prefabricated buildings have many advantages,such as energy conservation and emission reduction,factory prefabricated production,green economy,short construction period,high efficiency and guaranteed quality,etc.Therefore,prefabricated buildings have a broader prospect.Based on the actual engineering cases of prefabricated residential buildings and traditional concrete residential buildings of Qicai City Project,this paper compares the relevant index data of prefabricated residential buildings and ordinary cast-in-place residential buildings by means of cost comparative analysis method,compares the cost details of the two construction methods,and explores the causes of cost increment.Based on literature research,expert discussion and comparison of actual project data,the key factors affecting the cost of prefabricated buildings are proposed.Analytic hierarchy process(AHP)is used to calculate the key factors and secondary factors that affect the increase of cost and analyze the key factors that affect the change of cost.Based on prefabricated construction cost analysis and key factors affecting the results of the study,puts forward effective management measures and cost control Suggestions,such as:prefabricated production cost,transportation,installation,cost management,human resources,external factors such as,one by one to give related measures and Suggestions,to improve the present situation of the prefabricated higher cost,provide theoretical support for cost control and management optimization. |
