Since the announcement of the green action program issued by China,all localities have responded and actively promoted to the development of green construction.One of the tasks is to develop the prefabricated construction.As the traditional construction method which is seriously wasted and polluted is not conducive to the development of green construction in China,the reform of construction method is imperative.The difference between the prefabricated construction method and the traditional construction method is that it can finely optimize the allocation of resources,alleviate the current pressure of the demand for workers in construction,as well as transform the traditional on-site construction work into the component construction work.However,due to the immature research on the prefabricated construction in our country and the inadequation of the relevant industry specifications and standards,the cost of prefabricated construction has always been high,which leads to a limited application.Base on it,this paper tries to help reducing the cost of the prefabricated construction in the following three aspects.(1)By comparing the difference between traditional construction method and prefabricated construction method,and analyzing the similarities and differences of cost components between the two construction methods,the three major components of the prefabricated construction cost can be determined: the production of the prefabricated components,the transportation and the installation costs.(2)By analyzing the sources of cost differences between the two construction methods based on two project examples,it can be found that the production cost of the prefabricated components is the most important factor affecting the cost of the prefabricated construction.By establishing a hierarchical model to find the index factors that affect the cost of prefabricated construction,and using the analytic hierarchy process to determine the weight on the factors in the criterion layer and the indicator layer,the key influencing factors which can provide basis for cost optimization is determined.And this part briefly summarizes the current development situation of the prefabricated construction in Jiangsu and Zhejiang with fuzzy comprehensive evaluation method.(3)Empirical research.An optimization model for production cost of prefabricated components based on value engineering is established.When the prefabrication rate is 60%,the value coefficient is the highest,which proves the feasibility of value engineering in the cost optimization of prefabricated construction.Finally this part refers to some recommendations on the above conclusions. |
