Research On Post Occupancy Evaluation Of Centralized Youth Long-rent Apartments In Hefei And Improvement Strategy

The housing problem has always been the focus of social attention.As the price of commercial housing continues to rise and the urban population increases,the housing problem has become increasingly serious for youth group.The leasing market began to receive policy support from the country and local governments.Long-term rental apartments are popular because of their superior quality and services to traditional rental housing.However,due to a late start,there are also some problems on design that affect the living experience of youth groups.This article takes four representative long-term rental apartments for young people in Hefei as the research object.Through the satisfaction evaluation results,this paper explore the important factors affecting young tenants living experience,with a view to provide a theoretical basis in the apartments improvement and design for related professionals.and a better quality of living for urban youth groups.First of all,this article sorted out the related research on long-term rental apartments、post-occupancy evaluation and the combination of the both,and clearly defined the definitions of each one.this article also clarified the development history and classification of long-term rental apartments.Based on the hierarchy of needs theory,it discussed the rental needs of contemporary youth groups.The application of fuzzy analytic hierarchy process was introduced in detail.Secondly,this paper selected the post-occupancy evaluation indicators of centralized youth long-term rental apartments through literature research,industry norms and questionnaire surveys,and build an evaluation system.The weight of each indicator was calculated based on the results of the importance questionnaireThen,this article conducted a basic survey of 16 existing centralized youth long-term rental apartments in Hefei,and selected Langshi Apartments University Town Store,Vanke port apartment Shidaizhiguang Store,Longhu Gooyu Linquan Road Store,and Hongpu Apartment North Yihuan Store as the research object.The content included apartment overview、information of customer and tenant satisfaction.then the fuzzy analytic hierarchy process was used to calculate tenant satisfaction.Based on the calculation results,the advantages and disadvantages of each apartment.can be summarizedFinally,this paper comprehensively analyzed the apartment’s satisfaction level and designed a specific operation method for index optimization,propose optimization strategies in the design phase from the two aspects of physical environment and space,and gave optimization suggestions in the acquisition and operation phases of the project.
