Research On The Improvement Of Customer Holdings Of Centralized Long-term Rental Apartments By Refined Design

With the acceleration of urbanization process in China,a large number of people poured into cities,which brought unprecedented pressure to urban living spaces.To solve this problem,various bonus policies have been proposed to encourage the development of long-term rental apartments.Considering the trend of heavy assets investment,the centralized long-term rental apartment market accounts for an increasing proportion and has become the target of major real estate companies in recent years.Many brands of centralized long-term rental apartments have been established in first-and second-tier cities of China.However,due to the lack of a complete specification system and design standards,the current centralized long-term rental apartments expose many problems in terms of refined design.Therefore,they cannot meet the psychological expectations of the tenants,which leading to the difficulty of customers maintaing.Under the dual constraints of realistic dilemmas and theoretical deficiencies,this thesis embarks on the in-depth analysis and research from the level of refined design,with the aim of attracting customers and increasing customer holdings through refined design.This thesis can provide theoretical support and practical guidance in customer enhancing.(1)The development history of the refined design of centralized long-term rental apartments was summarized after analyzing of its background current situation.In addition,the relevant research ideas and methods of refined design on customer holdings were also listed in this thesis.(2)According to the results of relevant literature,book,reports of real estate and authoritative research institutions,the youth group was located in this research according to the analysis of the age class,family structure,and lease period of the centralized long-term rental apartment.Then,four aspects of the living needs(physiological needs;functional needs;privacy needs and quality needs)of the youth group was concluded from the analysis of their physiological,consumption,and housing characteristics.By the questionnaires to youth groups in first-and second-tier cities,the data and the conclusion were summarized: the requirements of the youth groups for refined design are mainly reflected in the apartment types,public spaces,and decoration.(3)In terms of the refined design of apartment types,the principle of ergonomics is applied to the refined design in this thesis to expand the coverage of customer source.According to the corresponding design principles of comfort,variability,and intensiveness,the refined design was conducted from the perspective of diversity and variability.In adition,Xuhui apartment was selected as a case to prove that the refined design is the most important factor for customer holdings increasing.(4)In terms of the refined design of public spaces,the main purpose in this part is to increase the attention of customers.According to the environmental psychology,indoor space and outdoor space were both desiged under the guidance of corresponding design principles such as practicality,transition,and concentration.Finally,Xinleting apartments in Xuzhou was selected as an example to illustrate the important effect of refined design of public space on customer holdings increasing.(5)In terms of the refined design of decoration,the principle of color psychology was adopted to attracting customers.According to the design principles of safety,practicality,light decoration and heavy decoration,the refined design analysis was carried out at the hard and soft decoration levels.Moreover,Zhongjun Fangyu was selected as an example to illustrate the important role of refined decoration design in customer holdings increasing.
