Individualized Design Strategy On Centralized Long-Term Rental Apartment

In 2017,China clearly defined the policy of “combined rent and sale” and strongly encouraged the development of the rental market.By 2020,a large number of enterprises have entered the long-term rental apartment industry.The domestic long-term rental market has experienced explosive growth,prompting the industry to gradually start studying long-term rental apartments and their design.With the rapid development of the urban economy,high housing prices have discouraged most of the young people who have just entered the society.The current social situation makes renting a house the first choice for many young people who want to live in the city.Among them,centralized long-term rental apartments are quite populare.Young people pursue individual life,community culture and environmental quality,so centralized long-term rental apartments for this group require individualized design and refined operation,and emphasize that the community has relatively complete supporting service functions and good community culture.At present,China's centralized long-term rental apartments are still in the initial development stage.The long-term rental apartment products on the market are uneven on quality or fuzzy on their Images,and the relevant normative guidance and design theory guidance are relatively lagging behind.This article summarizes the appearance and existing problems through literature research and on-site research,and proposes a design strategy for centralized long-term rental apartments.The first chapter of the article discusses the source of the social background of the selected topic,clarifies the purpose and significance of the research in this article,summarizes the relevant issues of Chinese and foreign literature,puts forward the practical problems of theory lagging practice,clarifies the concept of the research object,and finally proposes the corresponding research method and outline;Chapter 2 analyzes the development history and related typical cases of long-term rental apartments in our country and abroad through literature and network data,and conducts field surveys based on data collection,summarizes the current situation based on first-hand information,and proposes the characteristics and problems of centralized long-term rental apartments design;Chapter 3 discusses and analyzesthe relevant elements of the centralized long-term rental apartment,in order to study the problems and entry points of personalized design;Chapter 4,according to the previous basic research,the individualized design strategy of centralized long-term apartment is discussed and proposed from the aspects of living unit,shared community,external image of the building,refinement and modularity,regionality and multi-mode combination;Chapter 5,combining theory with practice,taking the actual engineering project followed up at the graduate level as an example,interprets the personalized design strategy of the centralized long-term apartment proposed above through design practice.This article has made innovations in the following aspects: combining research on different aspects of long-term rental apartments,cutting into the individualized design strategy of centralized long-term rental apartments from multiple aspects such as living units,shared communities,external image,refinement and modularity,regionality and multi-format combinations,forming a relatively complete system.
