Study On The Unit Bathroom Design In The Renovation Of Centralized Long-term Apartment

With the continuous development of China’s economy,the continuous advancement of urbanization and the continuous growth of urban population,the urban house rental market has become in short supply.The rapid development in long-term rental apartment business is driven by the imbalance between supply and demand.At the same time,under the background of urban industrialization transformation,the centralized reconstruction of large-scale existing buildings comes into being.Therefore,new requirements are put forward for the renovation of existing buildings.The unit bathroom technology is well adapted to the fast paced,systematic,standardized and large-scaled reconstruction requirements.Based on above situation,this paper is focusing on discussing the problems in terms of the following three aspects:firstly,the way to ensure the design quality of the bathroom while achieving fast supply is discussed;secondly,this paper is to solve the conflict between the standardized unit bathroom and its adaptability to existing buildings reconstruction projects;thirdly,the way to use humanized design to meet the needs of the characteristic tenant group in this context is explored..In this paper,the survey method is used to collect information on tenants,long-term rental apartments,sanitary ware manufacturers,developers and construction supervisors in the form of questionnaires,interviews,surveys and photographs individually.Then,the comparative analysis is conducted to discovery the problems by comparing the design principles and national normative standards with the current situation.The spatial analysis method is used to analyze the functional space and splicing method of the whole bathroom from the macro aspect.The module analysis method is conducted to discuss the problem in terms of the single bathroom and the combination of parts from the middle aspect.The ergonomic analysis method is used to discuss the minimum functional module from the micro aspect.And the environmental behavior analysis method is used to analyze the customer demand from the storage,lighting and ventilation conditions.Combined with the overall bathroom design research and cutting-edge practice,this paper adopts the detailed research methods to analyze the problems and then the solutions are found:First,the way of the solidification of the minimum space module can realize the developer’s requirements for the exit rate.Besides,it can meet the needs of basic functions for the customer-group who has demand in long-term rental apartment.Second,the combination and splicing between the unit bathroom and the existing buildings can effectively save building materials,protect the environment,and reduce the cost.Third,the modular design of the storage space can increase the flexibility and flexibility and meet the demand in the storage capacity for different users.Fourth,the humanized lighting and ventilation design can effectively improve the use efficiency of tenants,and this can adjust their mood and enhance comfort.This paper is looking forward to providing a certain design reference for the current practice of integrated sanitary ware in the renovation of centralized long-rent apartments.With the development of China’s fabricated building technology,it can be sure that there will be new breakthroughs in the future.
