In recent years,housing prices have risen in urban areas and urbanization has become more and more serious,leading to the severe housing pressure of most urban youth.In order to alleviate the problem of urban housing,governments at all levels actively implement leasing preferential policies to support the development of the leasing industry.At the same time,under the influence of the market economy,long-term rental apartments ushered in explosive growth in 2017 after experiencing the nascent exploration stage of the previous years,and the development and operation of various long-term rental apartments came into being.Long-term rental apartment is essentially an industry that provides “space service”,but the core behind it is operation,providing high-quality space and services for urban tenant groups,advocating the promotion of creating new lifestyles for urban youth through the rental market.And under the management and operation of the enterprise,it provides high-quality housing and services for urban youth groups to alleviate the housing problems of the youth groups in the city.However,as a new industry,long-term rental apartments are in the early stage of development.There are many deficiencies in related systems and norms,development management and operations.Relevant theoretical knowledge and case studies are also scarce.Therefore,this paper through the deep research on the background of the subject,and under the premise of fully understanding the information of the market and tenant groups,through market research and case analysis to find the advantages and disadvantages of the current long-rent apartment in the market operation management and design.And make forward-looking forecasts for future development prospects.In order to adapt to the development needs of the market and the design trend of apartment projects,more and more long-rental apartment development and operation companies began to explore the design strategy of modularization and standardization of long-term rental apartments.The author starts with the market-oriented operation mode,analyzes the characteristics and relationships of foreign excellent cases in operation and design,summarizes the experience,and provides relevant reference and suggestions for China's immature and sound systems and theories.And gradually through the research andanalysis of the field research case,put forward research methods,and construct the design strategy and method of long-rent apartment standardization in the set module.The author tries to grasp the real needs of the tenant group and the long-rent apartment operation enterprise from the refined,modular and standardized design of the long-term apartment,and provides the tenant with high-quality space experience and service,and hopes to be long.In the development and design of rented apartments,the existing long-rent apartments are provided with corresponding ideas and strategies for the problems of unclear development in the early stage,unreasonable layout of functional spaces,inefficient living space,and poor selection of furniture parts.The speed of development and product quality have been further enhanced to make it more adaptable and meet market demand,bringing a better living experience for tenants.
