Since the comprehensive implementation of the residential commercialization reform,the development of the rent structure in the city has become increasingly uneven at the spatial level,and the characteristics of rent reflect the spatial heterogeneity.The long-term rental apartment market is booming,but there are also various problems.This paper focuses on the rent of the long-term rental apartment,exploring its spatial differentiation and influencing factors,and comparing it with the characteristics of traditional residential rent space to analyze the impact of the rise of long-term rental apartments on the rental price level and spatial differentiation pattern of the city's overall housing rental market.Based on the literature review and considering the particularity of long-term rental apartments in terms of leasing ways,lease term,financing channels,etc.,this paper divides the influence factors of long-term rental apartments' rent into architectural characteristic factors,neighborhood characteristic factors,location characteristic factors and long-term rental characteristic factors.From three levels: theoretical basis,research object and index system,this paper constructs a conceptual model of long-term apartment rental space differentiation and its influencing factors.In the model building part,this paper uses Kriging interpolation and exploratory spatial data analysis to construct a rental space differentiation model,revealing the rent level,spatial distribution characteristics and spatial differentiation pattern from the overall and local dimensions.After that,the 18 explanatory variables are screened out through hedonic price model,and on this basis,a geographically weighted regression model is constructed.In the empirical analysis part,this article uses crawler technology to collect 7762 long-term apartment rent data and 12725 traditional residential rent data in eight administrative districts of Nanjing.The results of the spatial differentiation model show that unlike the single-core spatial pattern presented by traditional residential rent,the long-term apartment market has initially formed a multi-center spatial pattern.On the whole,the development of long-term rental apartments has raised the rental price level of the overall rental market and has exacerbated the degree of spatial differentiation.Specifically,in the overall rental market,the differentiation phenomenon of high rent value surrounding low rent value is significantly intensified,the low value agglomeration effect is significantly reduced,the high value agglomeration effect is slightly enhanced,and low rent value surrounding high rent value is hardly affected.The GWR model results show that the influence of various factors on the rent of long-term rental apartments varies with the location.Overall,a good industrial environment and convenient public transportation will bring a significant rental premium.Although a complete education package can also lead to an increase in rental prices in most areas,its impact is far less than industrial factors and transportation factors.The natural landscape and the medical and nursing environment have a low degree of influence on the rental price,and the direction of influence shows significant spatial heterogeneity.Finally,based on the empirical research results,this article puts forward suggestions from the perspectives of government departments,long-term rental apartment operators and tenants.
