In the past few years,with the continuous development of China’s economy,the process of urbanization is accelerating,people’s housing demand is rising,and the real estate industry has achieved rapid development.In order to prevent the real estate bubble economy from intensifying,the real estate industry is gradually slowing down and the market tends to be routine in the long term regulatory mechanism of the state and the local government’s "city strategy".With the change of market environment,real estate enterprises are faced with multiple challenges,such as fierce market competition,scarce land resources and increasingly strict financing environment.How to successfully survive the "cold winter" of real estate has become a difficult problem for most real estate enterprises.In order to seize the increasingly compressed market living space,it is more and more common for enterprises to cooperate around land,capital,technology and other resources.In the dilemma of strict control,high prices,financing difficulties and competition,the joint expansion of real estate enterprises has become an irresistible trend.However,it is worth noting that due to the increase of project development subjects,many complex and uncertain factors will be brought to the project,resulting in more risks for cooperative development projects.Although scholars have extensive research on project risk management,there are few researches on the risk of horizontal cooperative development project.Therefore,this paper explores the risk problems of residential development projects with the cooperation of landowners,identifies the main risk factors of the project,constructs the appropriate project risk evaluation methods and effective countermeasures,and enriches the research results of cooperative development project risk.This paper is divided into four parts.The first part,in the analysis of the traditional mode of real estate development project risk content,combined with the characteristics of cooperative development project,elaborated the connotation and characteristics of cooperative development project risk.The second part is risk identification.By using the risk checklist method and WBS work breakdown method,30 risk factors of residential development projects cooperating with land owners are identified from six aspects of environmental risk,economic risk,legal risk,technical risk,organizational risk and management risk,and the project risk list is constructed.The third part,risk assessment.25 key risks in the risk list are selected by expert investigation method,and the project risk evaluation index system is constructed.The relative advantages of AHP and entropy method are comprehensively used to determine the weight of each risk factor.Finally,the risk evaluation method based on cloud theory is constructed to analyze the case,and the quantitative evaluation work is carried out from the overall risk of the project and various risk factors.The fourth part,risk control.From the construction of risk management system and specific risk response measures,this paper puts forward suggestions on risk management of cooperative development project.
