Abstract/Summary:
The construction industry is one of the important industries supporting China’s economic development.However,traditional houses with high energy consumption and high pollution pose great challenges to China’s energy conservation.With the concept of sustainable development deeply rooted in people’s minds,green housing featuring energy conservation and environmental protection,high efficiency and low consumption,and reduced pollution emerges at the historic moment.More and more developers pay attention to and devote themselves to the development of green housing projects.However,the development of green housing is in the preliminary stage in China,and developers are facing huge challenges and risks.Based on the analysis of the current situation and problems of the development and development risk management of green housing projects in China,this paper establishes the risk assessment index system of green housing project development by combing relevant research literature and combining the questionnaire survey method.The combination of G1 method and entropy weight method is used to give weight to the index,and the cloud model for risk assessment of green housing project development is constructed.The cloud model is applied to specific cases for practical evaluation,and Suggestions for risk prevention are put forward for developers.Through this study,the following conclusions can be drawn:(1)Based on the developer’s perspective,a green residential project development risk evaluation index system including 7 first-level indicators and 36 second-level indicators including political risk,economic risk,social risk,natural risk,technical risk,management risk,and sales risk has been constructed.It provides the most basic basis for the evaluation of development risks.Through analysis,it is believed that in the development of green residential projects,developers should focus on policies,incomplete or unstable laws and regulations,complicated approval procedures and low approval efficiency,unreasonable government intervention in the project,financing risks,green design risks,green construction risks,Green quality risks,lack of green certification materials and green marketing risks,actively respond to risks to ensure the smooth progress of the development process.(2)Combining the G1 method and the entropy weight method to calculate the weight of the risk evaluation index of green residential project development,it avoids the deviation phenomenon of the calculation result of the single weight method,makes the weight distribution of the evaluation index more reasonable,and improves the accuracy of the risk evaluation result.(3)The cloud model is used to evaluate the development risk of green housing projects,and its risk characteristics are presented systematically and intuitively,which provides an effective quantitative transformation method and evaluation model for the development risk assessment of green housing projects.(4)The case analysis and model comparison analysis of HY green housing project verify the feasibility and rationality of using cloud model to evaluate the risk of green housing project development.
