| Our country’s construction industry is developing rapidly in the process of urbanization,however,the disadvantages of traditional cast-in-place buildings in terms of industrial technology,resource utilization and environmental protection have gradually become prominent,and it has been unable to meet the higher development requirements of our country’s construction industry.The requirement to reform the traditional cast-in-place construction model is urgent.Prefabricated buildings,with the advantages of high efficiency,safety,energy saving and environmental protection,are an important direction for the transformation and reform of construction industry.Prefabricated buildings have been preliminarily developed under the promotion and support by the governments.However,the prefabricated construction market in our country is still mainly limited to passive development at this stage,which is obviously driven by policies.Its obvious incremental costs and insufficient short-term perception of incremental benefits are the main factors hindering the development of prefabricated buildings.There are conflicts of interests between stakeholders,and the enthusiasm of each party to participate and promote is not enough,resulting in a relatively slow development of prefabricated buildings.In this context,this article first analyzes the construction cost of prefabricated buildings,and sorts out the main problems in the cost control of prefabricated projects,such as imperfect internal management system,lack of cost assessment management mechanism,improper cost management methods,and lack of cost analysis in the later stage of a project.Then the expert investigation method and the literature investigation method are employed to explore the influencing factors of the cost of a prefabricated construction project.On the basis of the project cost control theory and evolutionary game theory,the behavioral obstacles of the stakeholders of prefabricated buildings and their influence mechanisms are analyzed.The incremental costs and benefits of the government,developers,and consumers during the construction of prefabricated buildings are quantitatively analyzed and summarized respectively,to enhance the perception of costs and benefits of each party,thereby constructing a “government-developer-consumer” evolutionary game model.And based on relevant data of a real prefabricated construction project,the application advantages of a new type of column assembly connection technology are discussed and simulated with MATLAB.The application of the evolutionary game model shows that whether the behavioral strategy choices between the government,developers,and consumers finally evolve to the best stable state will depend on the values of multiple parameters such as government subsidies,incremental cost of developers,benefits of developers’ development projects,and potential benefits and risks of the promotion of assembly styles.According to the judgment of the importance of incentive objects and incentive methods in the development stage,currently the governments need to speed up the establishment of reasonable and effective incentive mechanisms,encourage developers,consumers and related suppliers to participate in the development of prefabricated buildings through policy incentives,technical guidance and support,standard setting,and publicity encouragement.As a result,developers can maximize their benefits by responding to policies and technological reforms,and consumers will improve the quality of their living,ultimately a win-win game for the three parties can be achieved. |
