| With the rapid development of the economy,the environment,energy and other issues are becoming more and more prominent,adhere to the green low-carbon,harmonious coexistence of man and nature of sustainable development road has become a top priority.In order to protect the environment and human development,China has put forward the double carbon goal of "striving to achieve carbon peak by 2030 and carbon neutral by 2060".Compared with other industries,the construction industry consumes a lot of energy and has a more serious impact on environmental pollution.As an important part of the construction industry,residential buildings should reduce building energy consumption,improve building energy efficiency and use renewable resources to promote residential buildings towards low-carbon path and help achieve the dual carbon goal.As a low-carbon and environmentally friendly building that has emerged,passive building has gained social attention and developed gradually,but there are many difficulties in promoting it.The cost investment in the whole life cycle of passive building is obviously higher than that of ordinary building,but it has advantages in water saving and energy saving in the later use process.Developers and consumers will reject passive buildings considering the cost factor.The government has a leading and guiding role in developers’ and consumers’ decisions on passive buildings,and is a key player in the promotion and development of passive buildings.As an important part of passive building,the promotion and development of passive residential building is also difficult,mainly because of the behavioral strategy choices of the three main interests of passive residential building: developers,consumers and the government.Developers and consumers are mainly concerned about the balance of incremental cost-benefit of passive residential building,while the promotion and development of passive residential building is difficult if the government cannot effectively motivate and guide the behavioral choices of developers and consumers.Based on this,this paper distinguishes the incremental cost benefits of passive residential building over their entire life cycle from the perspective of developers and consumers,based on the whole life cycle theory in comparison with ordinary residential buildings,and clarifies the incremental cost benefit benefit interest subjects,and measures the incremental cost benefits of both subjects,and establishes a cost-benefit model to verify the economics of passive residential buildings.According to the interest subject theory and evolutionary game theory,an incremental cost-benefit subject game model under government subsidies is established to analyze the behavior of interest subjects of passive residential building construction from two subjects to three subjects(from developers and consumers to the government,developers and consumers),the government behavior is quantified and applied to the unified game model,and the role of government in the promotion of passive residential building is analyzed by contrasting the evolution of developer and consumer behavior in the presence and absence of government,the promotion of government subsidies is measured.Finally,the theories and models in the above are demonstrated and analyzed using project cases,and suggestions for the development of passive house buildings are made. |
