Research On The Spatial Pattern Design Of "Long-term Rental" Youth Apartment

Since 2015,housing lease has emerged as a long-term mechanism to regulate the operation of the national real estate market.The country has continuously issued policies to guide the development of the housing lease market in the three years from 2015 to 2017.In November 2015,the State Council issued the "Guiding Opinions of the General Office of the State Council on Accelerating the Development of Living Services and Promoting the Upgrade of Consumption Structure",emphasizing for the first time the "active development of residential hostels,apartments in short rent,long-term rental apartments and other sub-sectors" and characterizing apartments as living services,giving policy support in multiple dimensions.With the continuous growth of China's economy,the speed of population flow between cities has accelerated,and the proportion of people renting houses has also gradually increased,resulting in the continuous development and changes of the housing rental market.In order to cater to the increasingly fashionable and avant-garde life pursuit of young people,the rental type of youth apartment has emerged in Beijing,Shanghai and other cities in China.It has become a trend to provide rental services for young people who have just entered society and urban white-collar workers.Long-term rental of youth apartments not only represents the development and improvementof China's rental system,but also effectively solves the problems of large demand and diversified demand of youth groups.This article sorts out the realistic background,concept definition,development context analysis,research methods and purpose and significance of the youth apartment.Secondly,it analyzes the existing space model of youth apartment through on-the-spot investigation,which serves as the basis and basis for the research of this article.According to the existing space pattern of youth apartments,it is divided into flat floor space pattern and duplex space pattern,etc.,to discuss the space diversity development of long-term rental youth apartments,and to design a more suitable housing pattern for young people's life,work and entertainment needs.The residential part is mainly divided into two forms of "single rent" and "shared rent".According to this,different living modules are designed,such as "residential module","entertainment module" and "office module".Different modules focus on different space usage functions.At the same time,shared kitchen module,fitness module and shared laundry module are designed in the public part to provide more venues for young people's life,friends making,entertainment and so on,thus forming a youth apartment with complete functions,convenient rental and high cost performance.Finally,the author plans to select a residential land in Kaifu District of Changsha City and apply the space model and life module reflecting the needs of youth groups to the design.Through the theoryand space design,the design process of youth apartments is systematically displayed,providing support for promoting the development of youth apartments.
