In the new situation,the traditional construction industry is in urgent need of technological innovation and transformation upgrading,and the development of prefabricated buildings is an important approach to promote the transformation and upgrading of the traditional construction mode.According to the construction market situation in our country,the industry scale of prefabricated buildings is restricted by various factors,especially the higher cost of it compared with that of traditional cast-in-place buildings.In this way,the advantages of prefabricated concrete buildings can not be utilized completely,and the development of prefabricated buildings is restricted.Therefore,cost analysis and control of prefabricated concrete buildings have become hot issues in the development of prefabricated buildings.First of all,this paper introduces the background,research purpose and significance of the topic,summarizing related concepts,theories and the research status of prefabricated concrete buildings at home and abroad,which lays a theoretical foundation for the research and analysis of the cost of prefabricated concrete buildings.Secondly,it analyzes the cost composition of prefabricated concrete buildings,and compares it with that of traditional cast-in-place buildings,and the main influential factors of it are analyzed from two angles:construction process and direct cost composition.Thirdly,combining with the demonstration project of prefabricated concrete building:Project S in Fujian Province,the total construction cost of project S,the cost of the divisional project under the prefabricated construction mode and cast-in-place construction mode are analyzed by using the latest construction project quota of Fujian Province,thereby finding the reasons of the different cost.The research showed that the cost of PC component and the cost of installation on site are the important influential factors of the cost of prefabricated concrete buildings at present.On this basis,the cost of PC component is calculated and analyzed,the main influential factors of the cost of PC component are found out and the main approach to reduce the cost of PC component is sought.Meanwhile,based on the simulation data of engineering cost under different PC component combinations,the influence of precast ratio of prefabricated concrete building on project cost,the relationship between precast ratio,total cost,material cost and labor cost are analyzed.Finally,based on the cost analysis of prefabricated concrete buildings,this paper puts forward the countermeasures of cost control from three aspects:enterprise,industry and policy.This paper has provided theoretical support for the research and analysis of the cost of prefabricated concrete buildings and its influential factors,and also has provided the data support for the cost analysis and control of prefabricated concrete buildings in Fujian Province by combining with the calculation and analysis of the actual engineering case in Fujian Province and the construction engineering quota in Fujian Province.This paper also explored the effective means and ways to reduce the cost of prefabricated concrete buildings under the existing industrial conditions and technical conditions,and put forward some relevant suggestions for cost control.Those can provide a reference for enterprises and governments to promote the development of prefabricated buildings.Thus,this research has great practical significance and application value.
