At present,the construction industry is in the process of comprehensive improvement of industrial modernization.With the rapid development of construction science and technology,the construction industry will inevitably reform and innovate,and gradually realize the replacement of traditional artificial production by mechanical equipment production.As an important development direction for the transformation and upgrading of the construction industry,prefabricated construction is a new type of construction production method that can achieve sustainable development of green environmental protection,energy conservation,and full life cycle comprehensive benefits of building products.Through the use of scientific management models.The standardized building design and the production and processing of modularized parts make the prefabricated components universal.The advantages of mechanized assembly and information management on the construction site are widely recognized.Therefore,the country and the entire industry also attach great importance to it.The Central Committee of the Communist Party of China and the State Council "Several Opinions on Further Strengthening the Management of Urban Planning and Construction" pointed out that it is necessary to vigorously promote prefabricated buildings,reduce construction waste and dust pollution,shorten the construction period and improve the quality of the project.It is required to “develop specifications for the design,construction and acceptance of prefabricated buildings,improve the standards for parts and components,realize the factory production of parts and components for construction,encourage construction enterprises to assemble and assemble on-site,build national-level prefabricated building production bases,and develop modern building industry technologies center.The national and local governments should increase policy support,build an emerging housing industrial system,and establish a national comprehensive pilot city for housingindustrialization,and strive to bring prefabricated buildings to 30% of newly built buildings in about 10 years.Although the country is gradually promulgating relevant regulations and improving relevant policies and investing a lot of energy to actively promote the rapid development of prefabricated buildings,the current development status of prefabricated buildings has not achieved the expected results.The main reason is that the construction cost of prefabricated buildings is higher than the traditional cast-in-place model,which is not accepted by the majority of real estate companies and construction companies,which restricts its development.Therefore,a systematic analysis of the incremental cost of prefabricated buildings and a targeted cost control method are proposed to effectively reduce the cost of prefabricated buildings,which is particularly important for the development of prefabricated buildings.This article takes a residential project in the high-tech zone of Jinan as an example to conduct a comprehensive multi-dimensional comparative analysis of the cost difference between a prefabricated house and a traditional cast-in-place house in the same community,including the cost of the design stage and production stage of the precast and cast-in-place members,Cost comparison during transportation and installation,cost comparison between prefabricated and prefabricated residential construction site and cast-in-situ residential construction site,etc.,identify cost growth points,and propose cost control methods and cost optimization approaches based on project management experience to achieve The goal of maximizing the benefits and minimizing the cost increase of prefabricated construction projects is to break the bottleneck restricting the development of prefabricated construction,improve product competitiveness and market share,and promote the future development of prefabricated construction.
