Prefabricated concrete building is a new type of building where prefabricated components are transported to the construction site after been produced in factory and some cast-in-situ structures can be combined.In the past two years,various provinces and cities in China have introduced the policies and measures about requirements and encouragements for prefabricated buildings,which show that with the acceleration of urbanization,the requirements for energy conservation and environmental protection are constantly improving,and the industrial upgrading is imminent.Therefore,the development of prefabricated buildings is bound to become the trend of the future construction industry.Compared with cast-in-situ concrete structure,prefabricated buildings can not only save energy and protect environment,but also improve the quality and the efficiency of construction.But one of the important reasons that affect the rapid development of prefabricated buildings is the high incremental cost.The main purpose of this paper is to quantify the incremental cost and put forward the methods and measures to reduce the cost.This paper is based on the analysis of a large number of cast-in-place residential project data.Through field investigation of prefabricated component factories and assembled Residential Projects,Composite slabs,wallboards,staircases,balconies beams and so on in prefabricated components of prefabricated residential buildings are emphatically analyzed.According to the design characteristics and construction technology of this kind of component,considering the cost difference of cast-in-place component technology,The cost changes of other non-prefabricated components in the case of using prefabricated components are described.And the cost of each component of assembled residential building under different prefabrication rates is obtained.The optimal combination of components under different prefabricated rates is obtained.That is,about 20%-prefabrication-rate should be preferred laminate,staircase,balcony board(air conditioning board)and part of the external wall;building of 30?40%-prefabrication-rate can use laminate board,staircase,balcony board(air conditioning board),part of the external wall and part of the internal wall shear wall;meanwhile,if the prefabrication rate of the building is 40?50%,preference is given to laminate board,staircase,balcony board(air conditioning board),part of the external wall,part of the internal wall shear wall and part of the prefabricated internal wall.At the same time,the whole process of prefabricated building includes cost optimization in deepen design,construction and installation,bidding and procurement,etc.It mainly includes front-end design and make it standard and modular;recruiting and establishing long-term strategic partners,so that the information of both sides is symmetrical,profits are clear,competition is more full,and strategic cooperation mode makes low prices;Establish a general contracting mode,so that professional units,professional project managers and technical leaders can fully control the construction rhythm.The conclusions and suggestions above can be used for reference by relevant units or peers,and can also actively Promote the Development of Assembled Architecture.Meanwhile,they can provide cost-reducing reference for our company's subsequent new prefabricated buildings.We can calculate the profits of our projects of land-using combined with local government policy incentives,so as to make the investment decision more comprehensive and accurate.
