Risk Management Of Foshan HD Real Estate Development Project Based On Fuzzy Comprehensive Evaluation Method

With the accelerating pace of urbanization in China,in order to meet the housing needs of ordinary people,the real estate industry has rapidly become an important pillar industry of national economic development.Real estate project is an investment and operation project with high investment,high risk and high income.In the process of project development and construction,each project has its specific geographical location,planning conditions,construction plan,etc.At the same time,the project usually involves finance,design,construction,marketing,property management and so on.Therefore,the development projects of real estate companies involve a wide range of areas,which are greatly influenced by the government's regulatory policies,and the project risks are relatively high.Faced with various risks in different periods and types,if decision makers can not make good use of various risk management measures to prevent or control risks in the development process,it will cause unacceptable adverse effects on real estate development projects.Based on this,taking Foshan HD real estate development project as an example,under the guidance of risk identification,risk evaluation and risk prevention in real estate project risk management,this paper identifies the risk of HD real estate development project through three stages: early design stage,construction stage and completion and acceptance stage,and then establishes the risk list of HD real estate development project.Secondly,the risk evaluation index system of HD real estate development project is established based on the risk list,and the risk in the process of HD project development is scientifically evaluated by the system.Through the evaluation,it is found that the overall risk level of Foshan HD real estate development project is high.Among them,the risk of designer bribery winning bid,the risk of non-standard acceptance process,the risk of defective design of technical scheme and the risk of unreal acceptance report have a greater impact on the overall risk level of the project in the implementation of Foshan HD real estate development project.In view of the evaluation results,the paper points out the risk prevention measures of Foshan HD real estate development project.In order to promote the implementation of relevant risk prevention measures,the chapter finally puts forward the risk prevention measures of HD real estate development project.The author hopes to explore the basic way of risk management of real estate development projects through specific cases of Foshan HD real estate development projects,and establish a scientific risk evaluation system of real estate development projects,which will provide theoretical and case reference for the improvement of risk management level of real estate development projects.
