With the rapid development of internet information technology,the processing of information has entered the stage of automation,networking and socialization.At the same time,with the rise of real estate enterprises in China,the business of housing rental industry is increasing.In order to meet with the trend,we must break through the current development bottleneck,and exploit a stable and reliable management information system of real estate intermediary to provide better decision analysis.The paper aims to solve the problem of the information asymmetry,the authenticity of the information which can not be confirmed and the high complexity of the user operation.The paper tries to obtain the demand of the user through establishing conceptual model and other methods,sums up the main functional module which the system needs from multiple perspectives,and uses the Unified Modeling Language(UML)to build the real estate intermediary relationship module,setting up network architecture,security architecture,logical architecture and action architecture of the system which is based on B/S mode design and Visual C #,designing the system appearance using Windows basic controls,and finally makes some tests and results analysis according to the engineering test method.The main research of this system is as the following:(1)Starting from the feasibility and project requirements of the system,the paper lists and describes use case diagram of the system,uses UML to design the overall and each function module of the system in detail,including user personal information management,guest source management information module,housing resources management information module,the follow-up record and the performance rank list function module,at the same time provides function structure diagram,the class diagram,the sequence diagram and the activity diagram of the module design,and elaborated the design content.(2)The paper uses advanced system analysis and design techniques-object-oriented analysis and object-oriented design(OOA & OOD)approach which makes the system software and database more standardized,provides a reliable and stable data support for marketing,and can improve the efficiency of system development and shorten the software development cycle greatly.At the same time,the conceptual design and logical design of the database are expounded in detail,and the E-R diagram of the system database and the structure of the data table are provided.(3)In order to achieve more efficient business consulting,the system provides multiple conditions of information matching quickly and accurately,thus and find the corresponding housing information according to the demand of customer;Furthermore,it can also provide the statistics report of the monthly price of housing listings,provide the pie chart of the monthly price range of housing information,and provide more accurate decision support for the company.Finally,the paper does a joint test to every functional module and its performance through the test cases,white box testing and black box testing.The system displays a better outbound function and warehousing function after a series of tests,and it can show the information better which is required for the query.While the revised information can be stored synchronously to the background database,to achieve one-to-one correspondence between the system information and background database.The final test results can reach the anticipation.
