The Exploration To Pension Real Estate Outdoor Space Design

Pension real estate, or seniors housing, with its high quality and thoughtful service, get more and more people generally welcomed in the context of accelerated aging of the society. Therefore, construction of accompanying "pension outdoor space" is significantly important. This thesis write from physical and mental health needs of the senior people then get the factors that affect physical and mental health needs of the seniors after research and analysis relate theoretical knowledge. Then investigate how these factors work on the seniors. This thesis discussed the relationship between these factors and pension outdoor space and concluded the design strategy of the outdoor space of pension real estate. At last, this thesis applied the design strategy of the outdoor space of pension real estate to practice, and completed the design of Chengdu Tanghu International Health City outdoor space. Conclusions were as follows:(1) The results revealed four major factors:age, gender, health status; education; independence; outdoor venue designs. The needs of physical and mental health of the seniors varied as a results of the comprehensive effect of these factors. With the increase of age, the sensory function of senior people declined year by year but the dependence on others increased, thus requiring a secure and complementary outdoor environment. More educated seniors require relatively higher, more comfortable and harmonious outdoor environment. Health, marriage, intergenerational relationships of the seniors affect their independence and the independence limits the way and time of outdoor activities. Selection of size and materials of the facilities, selection of plant species, and maintenance, management of facilities and space of outdoor space will affect the safety of the elderly outdoor activities.(2) Physical and mental health needs of the seniors and pension estate outdoor space construction affect each other interactively. Due to physical decline, the elderly need facilities that comply with their body structure. The safety needs of the elderly require more safety and complementary outdoor space. The decreased sensory perception of the elderly require the use of outdoor landscape in the form of color arrangements and plants with health care functions to stimulate sensory perception, thus the design will delay decreased sensory perception. Multiple types of outdoor space needs of the seniors require pension estate exchanges outdoor space with diversity, multi-level field activities. Multiple types of outdoor space will enrich the activities of the elderly, and these activities will further bring more communications.(3) The construction of outdoor space of pension real estate should comply with the need for safety, the need of the elderly body engineering facilities, the needs for sensory perception, as well as the demand for multiple types of outdoor space. As for design concept, combining in-depth consideration of the physical and mental changes of the elderly from different perspectives throughout the design process is required. In order to construct comfortable environment that meet the needs of sensory perception of the seniors, design concepts accompanied with the principles of accessible and complementary should be used to achieve reasonable color scheme, path planning, and plants arrangements. In terms of safety, accessible and complementary design and facilities (such as the elderly fitness equipment, seating, planting pool, etc.) that meet the seniors body structure to provide convenient, smooth venues and facilities. As for space type, multiple types of outdoor communication space that support a variety of activities to facilitate the needs of the elderly are desired. It will provide more opportunities for outdoor activities of the seniors and promote more communications.(4) The design of the Chengdu Tanghu International Health Town outdoor space abided by the above design strategy and fully reflect physical and mental health needs of the elderly. The design make the function division according to the age and health. The traffic and walkway met the need for safety. Landscape met the needs for sensory perception. Especially design multifunction square, safety walkway, sensory garden and so on in order to meet elderly's all kinds of activities. It will create pension real estate outdoor space with the function of" elderly care, defer decrepitude, enjoy life of the elderly".
