With the growing domestic and foreign large-area high-rise buildings, large commercial complex, large-scale research centers and industrial parks, such as integrated buildings, building equipment maintenance management has opened a new chapter. How to make the building a wide variety of equipment and efficient, safe operation, became the building facility managers need to study a new subject, but also to building maintenance management presents new opportunities and challenges. In today’s rapid development of computer technology, network technology and information technology, more building managers select the computer application technology in conjunction with building maintenance, building equipment through the data, information, will be owned by the individual monomer building equipment systems spatial position classification, system differentiation, overall operations and thus achieve efficient operation and management, research and development of a building equipment maintenance management software has become a desire building equipment managers.In this thesis, Shanghai Jinmao Tower for device management background, combined with information management experience in building equipment Jinmao Building Management Office itself for many years, drawing on international advanced equipment and management concepts, conduct building equipment maintenance information management software system design. System is fully compliant with the J2 EE standard, using SSH(struts + spring + hibernate) open source framework, the use of three-tier architecture, ie the user interface layer(User Interface), business logic layer(Business Logic), the data layer(Database), designed to be popular the B / S application architecture system, while Java + XML application language, Ajax technology to build efficient applications. The system features the system is divided into five modules: system management module, query module, operational module, statistics module and device management module. Through this five functional modules, for building systems from the device belongs to a charge of department heads, the whole system from the device to the individual units, full discharge bit from normal operation to maintenance and repair functions to the last scrap, operation and management of multi-angle to achieve building equipment maintenance of safe and efficient operation.This system is under the theory and methods of management information systems maintenance guidance, support database technology for completion. Application systems can significantly reduce equipment failure rates, improve management and efficiency of management, saving costs for building owners to improve the overall service quality of the buildings, to enhance the image of the building, for building managers, is significant.
