With the keen competition in the local project construction market, local engineering company are trying to be active involved in the international project engineering market, in which both high profit and high risk are commonly existing. Proper risk management is critically needed in international market. Meanwhile, intelligent building system has gradually become one of the most important parts of engineering projects. A new method to combine total life cycle risk management theory to building intelligent system especially for international project engineering is introduced in this research. In this method, the implementation phase in traditional life cycle model is divided into design development phase and implementation phase to emphasis the importance of design development in building intelligent system. Brainstorming method is used to identify risks in each phase. Risk matrix and Borda count methods are used to identify high risks. A risk management plan is made based on identified high risks and proper risk monitoring system for example PERT method is used to monitoring risk trends. After completion of the project, risk files should be documented for future case study. Finally, the author gives a case study based on the risk management of building intelligent system in an airport in Africa.
