The Design And Implementation On The Online Records System Of The Commercial Residential Building Purchase Contract

For the past few years .Chinese realty business kept the rapid development for many years under the national macroscopic policy and became the pillar industry of national economy. In order to grasp the running situation and enhance macro-control of the realty business market, national constructive ministry demand all the departments to complete the information system and establish a strong warning and forecast system of the realty business market. This thesis used the design online record system as the mainline , in views of the characteristic and complexity of purchase contract record management and integrated management of information recourse , and proposed the issue of this study which including design and implementation each module function of the system.The Online Records System of the Commercial Residential Building Purchase Contract belongs to realty business warning and forecast system used as base data acquisition. This system use for collecting the data of new commercial residential building , as the same time it can do the administrative business. This system informs the purchase contract to administration section immediately when exploitation enterprise and house owner sign the contract by mean of computer network. The system covered the commercial residential building presale permission , the supervision of presale funds , current situation of the building chart, base data of online record , data analysis , management by supervision and development , information publish , collection management and service. This system also established the data exchange centre , and made the grouping analysis , cycle analysis and tendency analysis of the base data , in order to find the regularity of record information so as to provide the theory support for macro-control and strategic decision.Through the online record system , when the exploitation enterprise of real estate got the resale license or certificate the administration section will announce the following information: the enterprise induction , commercial residential certificate , the price , position , structure , area and so on , also including the sales contract which draw by construction office and industrial and commercial bureau. The exploitation enterprise and house owner draw out clause according contract model and send it to the administration section to record and to apply registration after both sides' confirmation.This thesis described the general situation , objective , requirement mode of the system and some pre-work of design requirement analysis , and then discussed the detail requirement and non-function requirement of the system.By means of analyzing the trait, we got that the system possessed some traits such as cover wide region , network terminal dispersion , much amount network terminals; involve several interrelated business , resale and record information public and so on. The study concluded the objects and problems of the system through exploit process and described the requirement and acquire mode. Through the decomposing the requirement of old situation , we finally got the definite idea of the functionality demand and non-functionality demand of this system.In system framework design part, we described the object and principle , technique framework design , UML method quote and completed the specific design task of operation flow and functional module.At the process of the system's architecture design , we proposed specific object and principle at the aspect of standardization , technology , reasonable , economical efficiency , compositional , expandability , security and friendly. According to system's characteristic and business requirement, we determined the B/S structure as the logic structure of online record system. At the system structure design stage , we use UML method to analyze and implement the online record system base on object-oriented which can grasp the commercial residential building's management trait at the ground floor of the system. This system has four UML packets: user interface packet, business logic packet, data duration interview packet and common tools packet. For the network topology physical design , we divide the structure into outside net and inside net. The inside net is consist of database server, inside net business server and administration section LAN; the outside net is consist of outside net business server and internet. The salesman of the exploitation enterprise of real estate can get on the internet to interview the outside business server's WEB platform , and login the online record system to operate. Finally , we inspected the original operation flow and other city's operation flow , and decided the online record system's operation flow after put into operation.The detailing part of system design used the component framework as foundation , and further determined the software structure. It should get the precise description of the target system and to translate to program language at the coding stage , and that's the direct basis of program description.Online record system mainly including the following parts: the management of < Commercial Residential Building Presale License > , management of sealing-up and freeze-up , management of mortgage , management of contract's record , management of enterprise qualifications (examine and endorse to enter the network) , management of the residential building chart , the function of exploitation enterprise of real estate , function of statistics and other module. Moreover, this study involved other functional demand and non-functional demand , and we chose the typical contents to expound , they are the management of < Commercial Residential Building Presale License > , management of contract's record , interface design and security plans.In the system's test and implementation part, we fist ensure the exploitation platform of software and hardware and tool's choice , and then tell the method of system's function implementation and basic step , at last explain the whole test process in the aspects of unit test, body test, performance test and security test.The exploitation platform is an important link to ensure the exploitation , running and maintain. The exploitation platform is consist of database managerial system and application system select; The hardware platform is consist of server, memory facility , maintenance facility and the choice of network facility.The system's functional implementation adopts the object-oriented method. The train of thought of the object-oriented method is the middleware layer encapsulated the database layer and the user interface layer use the middleware layer that makes the database totally opened to make sure the data apart form interface. In another words , that is object-oriented and base on control component. The advantages of object-oriented method are increasing system's flexibility and importance , and as business regular adjustment and change the late stage of the software also can be under control.Test system is to combine the verified software , computer hardware , external facilities , network and other element, to run the information system's various assemble test and confirm test. In order to compare to the system demand and to find the problem that can not match the user's requirement.The task of test system is to check the mistake of the program thoroughly , increase the reliability of software system , aiming to examine the running situation of the system. This stage should divided into three steps: unit test which test if there is any mistakes in each module; assemble test which can check if the interface linked test module correct; confirm test which can test if the whole system could meet the user's demand of function and performance.
