CRM (Customer Relationship Management) is known as an approach to the centralized management of customer resources through information technology and to linking analyzed and processed customer information with all their business fields concerned. It makes customer information accessible to the marketing, sales, and customer services departments, and at the same time, keeps the company well-informed with current customer requirements for products and good services. In this way, it enables the company to improve customer satisfaction and loyalty, to attract more customers, and to maximize the profit in the end.The Real Estate CRM system has been receiving wide attention in recent years, but there has not been a mature framework for implementing its technical model. Through the critical analysis of the present Real Estate CRM systems, and the detailed study of J2EE system structure, this paper attempts to propose a J2EE platform- and B/S pattern-based system structure, discussing its technical guideline, systematic requirements, design, realization. The proposed model is characterized by the up-to-date features such as whole life period customer management, practical Call Center system integration, and data tapping techniques; by better safety precautions such as RSA, status identification, multi-customer authority management, and smart journal techniques; and by systematic integration and expandability such as open software engineering. The model is not only easy to expand and maintain, but it is good in safety and distribution.
