YC Real Estate Company Bidding And Procurement Process Improvement Study

The rapid urbanization has enhanced the status of real estate in the national economy.The bidding and procurement efficiency of real estate companies directly affects the income of enterprises,which is related to the survival of enterprises,and is the core of cost management.YC Real Estate Company is a small and medium-sized enterprise engaged in real estate development.In the work of YC Real Estate Company,it is found that the poor construction quality and buck-passing in the implementation are all related to the bidding and procurement work.Based on personal work experience and related literature,15 problems affecting the bidding efficiency of YC company were selected,and through the Delphi method,the top 10 problems in the two rounds of interviews were identified as the optimization objects of this study.After comprehensive consideration,quantitative bid evaluation and supplier management were selected as the research priorities.The ASME method was used to find out the problems existing in the bidding process of YC company,and then the bidding process was optimized based on ECRS,and the responsibilities of each department were reregulated under the new process.To study the deficiencies in the bid evaluation process of YC company,we use the hierarchical analysis method(AHP)to divide the bid evaluation index into two criterion layers,invite experts to evaluate and score,and calculate the weight of each bid evaluation index.Combined with the value engineering theory,the cost coefficient and function coefficient of each bidder are calculated,and the value coefficient is finally calculated,and the most appropriate bidder is selected by the value coefficient.Investigate the well-known real estate enterprises in HN province and obtained the supplier post-evaluation primary and second-level indicators suitable for YC real estate companies,obtained the quantitative weight of each level index,gave the supplier post-evaluation form,and gave the grade table of suppliers.Finally,in order to improve the efficiency of bidding and procurement within the company,safeguard measures are given from three aspects of organization,manpower and technology.
