A Study On Supplier Management In The Real Estate Sector

Abstract/Summary:
As an emerging and pillar industry in China, the real estate sector has grown rapidly and played a pivotal role in China's economic development. Along with economic globalization, real estate companies are faced with growing market competition, and in order to survive and prosper, they have to adjust their management system and resort to advanced management models and approaches. Nowadays, however, domestic real estate companies differ greatly in terms of scale and management levels, with a particularly sever lack of effective supplier management.Supplier Management is a key part of procurement management among real estate companies, and with critical impacts on the quality, cost, and schedule of real estate projects, it's also one of the key methods for companies to realize differentiation and low-cost strategy. This article, starting with a brief introduction of basic theories on the method of supply chain management, has especially designed a 5-step supplier management system for real estate companies. First, establish a supplier database with Tabular Method; second, select a small set of qualified suppliers through prequalification assessment; third, use Gray Relation Analysis (GRA) to evaluate and then choose the most suitable suppliers; fourth, conduct an annual supplier performance evaluation and separate supplier into different ranks using Linear Weighing Method (LWM); fifth, based on the actual situation of real estate projects, use AHP to classify suppliers into different groups and develop targeted management approaches for each group, with the aim of enhancing procurement efficiencies and optimizing supply structure. After the method proposed in this article is applied to the supplier management in the real estate sector , compared with previous methods, he method of this article has a systematic, comprehensive and applicable characteristics.The article has combined theoretical analysis with case studies, and used both qualitative and quantitative methods, to discuss the supply chain theory in the real estate vendor management system in-depth application. The results show that the method and the process of the text is applicable to the supplier management of large real estate sector. The research findings of this article perfect the traditional method of supply chain management. The topic of this article is of great significance both theoretically and practically.
