| In China,the development of the real estate market has undertaken multiple goals of promoting the economic development,urbanization and improving the people's livelihood,and the real estate industry has gradually grown into a leading and pillar industry in the national economy.Due to the high profit space of real estate industry,more and more enterprises have joined in the real estate development,and hence the competition among the real estate development enterprises is increasingly fierce.Since 2017,the introduction of a series of regulatory policies of real estate by the government has put the survival of the real estate enterprises under great pressure.Under the industry background of the rising land cost and relatively tense capital chain,the real estate enterprises have to seek various ways to ‘open increase and reduce expenditure' so as to guarantee the profit space,and reduce the development cost is just one of the breakthroughs.As an important link in real estate development,the superior and inferior management of procurement activity is related to the success or failure of the cost management of the whole project.The effectiveness of management of the procurement activity directly affects the quality and cost of product development of enterprises.Based on the research theory of procurement management and the advanced experience of other real estate development companies,we find the problems existing in the current procurement management process of SL Group and analyzes them in this paper by combining the practical experience in the operation of the procurement management system of SL Group,so as to find the deficiencies in the management process and put forward the suggestions for improvement and optimization.Firstly,the current procurement management system implemented by SL Group is stated from three aspects,namely,the organizational structure of procurement management,the operation process of procurement management and the information system of procurement management,and the current status of procurement management is summarized and analyzed.Secondly,by using the relevant procurement management theory of real estate and referring to the current typical procurement management mode adopted by the real estate enterprises in China,the problems existing in the process of procurement management of SL Group were found,and the causes of the problems were analyzed.Finally,by means of literature review and other methods,we seek the solutions to the problems of procurement management of SL Group,proposes the optimization plan for the current procurement management system,and improves the procurement management system of SL Group in this paper.In this paper,it is mainly based on the current situation of procurement management of SL Group,and puts forward the optimization strategies and suggestions of procurement management suitable for the real estate development groups.It emphasizes to analyze the organizational structure of purchasing management,supplier management,bidding and tendering management,contract management,inventory management,fund and payment management and purchasing information management system,etc.,which provides the beneficial reference for the purchasing management of the real estate development groups.The innovation points of the research mainly include the two aspects in the following: the systematic research on the procurement management of real estate development groups and the in-depth and detailed research on the detailed problems in the actual operation of procurement management.We analyse and study the problems in the actual operation of the project and put forward the solutions in this paper,which is of practical significance. |
