| Residential real estate project is the backbone industry of our country,has been obtained by leaps and bounds of development,however,as a series of macro-control policies and market competition intensifying,once highly profitable real estate industry gradually "meager profit era,only the authors synergies,from extensive management to intensive can survive in the fierce market competition environment.This paper introduces maturity model to evaluate the cost management level of residential real estate projects in order to improve the cost management level of projects.First of all,based on the existing maturity model,from the perspective of life cost management,according to the characteristics of residential real estate project cost management,the establishment of residential real estate project cost management index system,determine the maturity model dimensions and internal structure.The specific evaluation indexes at each stage of the whole life cycle are derived from relevant literatures,and the final evaluation index system is obtained through statistical expert opinions and screening.According to the five maturity levels,the evaluation criteria of each evaluation index are divided.Secondly,in the model evaluation method,DANP method is used to determine the interaction between evaluation indexes and construct the limit weighted super matrix to obtain the constant weight of indexes.In this paper,variable weight theory is introduced to modify the constant weight in order to avoid the negative influence of extreme value of individual index on evaluation results.In this paper,matter-element extension model is used to evaluate the maturity of real estate project cost management,which effectively solves the incompatibility and multidimensional problems among indicators.Finally,a real estate company xi ’an regional company has completed the housing project as a case background,empirical analysis.Selection according to the maturity model and evaluation method to determine the project cost management of the interaction relationship between key performance measures and indicators,through the DEMATEL index factors and results into reasons,ANP method to determine the index weight,often on the variable weight theory often weight correction on the basis of matter-element extension model to determine the value,determine the index evaluation level.The results show that the variable weight theory takes into account the influence of index weight and maturity score value on the evaluation results,and the results are more objective.At the same time,through the analysis to find out: project proposal and feasibility study,quota design and other influential and weak management indicators as the focus of improvement,put forward comprehensive and targeted suggestions for improvement. |
