| In recent years,with the introduction of national policies on prefabricated building,China’s prefabricated building have achieved rapid development.However,compared with foreign countries where the development of prefabricated building started earlier,China’s prefabricated building are still in the primary stage of development.For the real estate industry,the current vigorous promotion of prefabricated housing in China is not smooth,and cost factors are one of the important indicators restricting the development of prefabricated housing.Therefore,it is the key to promote the development of prefabricated building to analyze the reasons for the increased cost of prefabricated building and propose solutions to reduce the cost of prefabricated buildings.This article mainly studies the cost control of Q prefabricated residential engineering projects.Firstly,16 cost control influencing factors from design,production,transportation,construction,and other five aspects were identified through engineering practice and literature analysis methods.An indicator system for the cost influencing factors of Q prefabricated residential engineering projects was constructed,and the weights of each indicator were determined using Analytic Hierarchy Process to analyze the importance of cost influencing factors.Secondly,starting from the overall overview of the Q prefabricated residential engineering project,analyze the cost budget situation,and calculate the cost deviation of the Q prefabricated residential engineering project based on the earned value method to explore the reasons for its cost deviation.Subsequently,based on the analysis of the importance of cost control influencing factors,the cost control issues of Q prefabricated residential engineering projects are analyzed from the design stage,production stage,transportation stage,construction stage,and other aspects.Finally,on the basis of clarifying the cost control objectives and ideas of the Q prefabricated residential engineering project,corresponding countermeasures are proposed from the design stage,production stage,transportation stage,construction stage,and other aspects.This article takes the Q prefabricated residential engineering project as an example,and proposes targeted cost control measures by identifying the cost influencing factors and analyzing the cost control issues.This provides an improvement direction for the cost control of the Q prefabricated residential engineering project,and also provides reference and reference for the cost control of other prefabricated residential engineering projects. |
