With the deepening of construction industrialization,prefabricated buildings have become a key development and research field in the construction industry.Compared with the traditional building model,prefabricated buildings have less environmental damage,less construction waste,lower energy consumption,higher recovery rate of building materials,and lower construction cost.It has many advantages,such as energy saving,water saving,time saving,land saving,material saving and so on.prefabricated buildings is one of the important forms of industrial upgrading of modern construction industry.With the improvement of related prefabricated buildings technology,prefabricated buildings can minimize construction cost on the premise of ensuring the same or higher quality as traditional building.The social,economic and environmental benefits of its production and construction are very prominent.In this paper,based on the present situation of the incremental development of prefabricated buildings,this paper analyzes the key influencing factors in the incremental cost control of prefabricated buildings,and provides some reference for the cost control of prefabricated buildings and the improvement of building efficiency.Firstly,it analyzes the present situation of the development of prefabricated buildings and the significance of incremental cost control research,and comprehensively summarizes the research status of incremental cost analysis and cost control of prefabricated buildings at home and abroad.Secondly,the related concepts and basic theories are expounded,and the related concepts of prefabricated buildings and the definition of incremental cost of prefabricated buildings are sorted out.Then,on the basis of comprehensive research methods such as literature research,case analysis and principal component analysis,with quantitative analysis as the main method and qualitative analysis as the auxiliary method,14 key influencing factors of incremental cost control of prefabricated buildings such as designer level,assembly scheme and assembly rate are found out.At the same time,relevant experts are invited to determine the weight of factors by AHP.Finally,based on matter-element extension theory,the evaluation model of key influencing factors of incremental cost of prefabricated buildings is established.Taking an prefabricated buildings project in a university as an example,the rationality of the model is verified,and the corresponding incremental cost control measures for prefabricated buildings are put forward,which provides some theoretical support for similar prefabricated buildings projects in the future and is also of great significance for the further promotion of prefabricated buildings.
