Study On Cost Control Of Prefabricated Housing Construction In Villages And Towns Of Southern Shaanxi Province

In the context of the industrialisation of construction,in order to encourage the exploration of assembly-type construction technology and to build a number of livable rural houses with "stable structure","low cost","excellent environment" and "good appearance",the Ministry of Housing and Urban Development has promulgated a circular on the pilot project of village housing construction.In order to encourage the exploration of assembly-type construction technology and to build a number of livable rural houses with "stable structure","low cost","good environment" and "good appearance",the Ministry of Housing and Construction has promulgated the Notice on the Pilot Work of Housing Construction in Villages and Towns.Although Shaanxi Province is vigorously developing assembled housing in villages and towns,the implementation has not been effective due to the higher construction costs than traditional brick and mortar housing,especially in southern Shaanxi where the economic environment is relatively backward.In order to promote the popularity of village assembly-type construction in southern Shaanxi,and to create cost-economical and comfortable village houses,this paper proposes appropriate cost control measures based on the whole process of building village assembly-type houses.This paper combines the theory and modelling methods of system dynamics with the construction cost control of assembled houses in villages and towns to investigate the construction cost control of assembled houses in villages and towns.Firstly,the current situation of assembled housing in villages and towns is studied;secondly,the cost analysis of existing brick and concrete houses in southern Shaanxi is carried out.The construction cost of prefabricated light steel structure is RMB1,632.79 per square metre,and the cost of labour,materials and machinery is higher for assembled houses compared to traditional houses.Thirdly,through field visits and analysis of data from the national statistical yearbook,the economic situation in southern Shaanxi is developing and village assembled houses can be promoted in southern Shaanxi.The 26 factors affecting the construction cost of assembled houses in villages and towns in southern Shaanxi were identified.A system dynamics model of the construction cost of assembled housing in a southern Shaanxi village was constructed and simulated.The simulation analysis found that the key factors affecting the cost are production method choice > policy encouragement > design standardisation > prefabrication rate of assembled housing ≈ level of component production process > transportation solution.The simulation results were used to propose countermeasures for cost control of assembled houses in villages and towns in southern Shaanxi.
