Research On Problems And Countermeasures Of High Turnover Mode Of Real Estate Project

In recent years,affected by the changes of policy and market environment,the pressure on the survival and development of real estate enterprises has increased sharply.In this case,some enterprises began to transform to high turnover mode.However,the high turnover mode itself is not mature,and the project operation benefit is not as expected after being affected by various factors in the implementa tion process.How to find out the main problems,identify the key influencing factors and put forward countermeasures to ensure the successful implementation of the high turnover model is the purpose of the following research.Firstly,based on Dupont anal ysis and ROIC analysis model,this paper studies the high turnover mode of typical real estate enterprises,and sums up the typical modes as "leverage type" and "balance type " high turnover operation combined with the current situation of project high turnover mode and enterprise development mode.Secondly,combining with the high turnover model of JM Company’s residential project,this paper explores the existing problems and influencing factors in the operation process of the high turnover model,buil ds a model by entropy method to give weight to each influencing factor,and identifies the key factors affecting the operation benefit of the high turnover model.Finally,based on the key influencing factors of various problems in the high turnover mode,combined with previous research and experience,this paper puts forward countermeasures or suggestions to improve the operating efficiency of the high turnover mode of real estate projects from six aspects including of Price adjusting clause,innovation of financing mode,optimization of construction cost,improvement of material purchasing mode,adjustment of marketing strategy,and judgment of market and policy,which can provide reference for managers of real estate enterprises.
