In recent years,China's real estate bubble has gradually emerged.In order to stabilize the market,the government has issued a number of precise combination control measures and formed normalization.However,with the continuous tightening of bank money,a large number of real estate enterprises have problems in the capital chain,which forces them to adopt the strategy of high turnover to get rid of the difficulties;and some of the top real estate enterprises have embarked on the road of high turnover development in order to expand the development scale,increase the brand effect and improve the profits of enterprises.Furthermore,many high turnover models that lack scientific laws emerge as the times require,which not only seriously affect the construction safety and engineering quality,but also affect the stability and healthy development of the real estate industry.Therefore,it is of great significance to objectively analyze the reasonable cycle of high turnover under various management modes and provide scientific theoretical support for high turnover decision-making.First of all,through literature review,this paper studies the domestic and foreign literature on real estate and high turnover,and discusses the theoretical basis of high turnover and cycle optimization,which paves the way for further research.Then taking the real estate industry and high turnover development of Guangdong Province as the research object,the paper introduces the current situation of real estate development in Guangdong Province from the number of real estate enterprises,the number of employees,investment and development,profits and sales,and explains the current situation of high turnover cycle through Vanke,Evergrande,country garden and other representative high turnover models.It is found that the main reasons for promoting the development of high turnover are the expansion of the scale of real estate enterprises,the promotion of brand effect,the decline of profit margin,the limitation of financing and the avoidance of policy risks.Although there are new problems in high turnover,which increase the risks of product inventory,financial risk and safety quality,many real estate enterprises prefer to take risks,but also to reduce the construction period and take the road of high turnover.In view of the above problems,in order to avoid the negative impact of excessive development,this paper,combined with the author's years of work experience,adopts the method of experience summary,analytic hierarchy process and statistical analysis to study and determine the high turnover period respectively;then the results of the three methods are compared comprehensively,and then the relatively reasonable high turnover period is obtained through systematic analysis;and then the unascertained measurement is used to evaluate Finally,the paper summarizes the research results,and puts forward reasonable suggestions and research deficiencies.The main results of this study are: for the 30 storey high-rise residential projects in Guangdong Province,if all the real estate enterprises form large-scale and standardized management,and use new technologies such as aluminum mold and climbing frame during construction,the reasonable period of high turnover is 8.25 months;if the real estate enterprises do not form scale and standardized management,and use traditional wood formwork and cantilever frame during construction,the reasonable period of high turnover is 10.2 In other cases,the reasonable period is between the two.
