The development of prefabricated buildings is a major change in the way the construction industry produces,not only improving the quality of the building,but also helping to improve the quality of people’s living.Real estate developers are the drivers of the upstream industry chain of the whole prefabricated construction products.However,in reality,there has been a situation in which the government actively promotes and developers are not willing to develop.Therefore,this paper takes real estate developers as the research object,based on the current status of China’s fabricated building development and related theoretical foundations,on the basis of summarizing the factors affecting developers’ development willingness,mining key factors and their mechanism of action,and finally targeted suggest countermeasures.Based on the ideas,this study is carried out from the following aspects:(1)Analyze the factors that influence the willingness to develop and construct a conceptual model of the factors influencing the willingness to develop.On the basis of actual research,theoretical analysis and literature research,from the perspective of real estate enterprises,the prefabricated buildings are the research object,from the policy environment,market environment,development costs and benefits,technical environment and enterprise resources,strategy and five major dimensions.Investigate the influencing factors,and put forward research hypotheses.On this basis,determine the variable indicators and construct a conceptual model of the influencing factors of real estate enterprise’s assembly building development willingness.(2)Excavate the key factors affecting the willingness of real estate enterprises to build buildings.Taking real estate developers as the research object,the data was obtained through questionnaire survey,and the structural equation model method was used to analyze the key factors affecting the developer’s willingness to develop.The research results show that government incentive policy,government regulation,technology development level,competitive pressure,expected benefit and enterprise resources have significant positive influence on enterprise development intention.The government’s incentive policies,the level of technological development and the expected benefits of enterprises are the key factors affecting the willingness of real estate enterprises to develop.(3)Suggestions for promoting the development of fabricated buildings.According to the analysis results of the influencing factors,the countermeasures are proposed from the government,enterprises and market.In terms of government guidance,it is necessary to improve the standard system and increase policy incentives;in the enterprise environment,it is necessary to accelerate the cultivation of professional talents,and increase the research and development of key technologies,and reduce the cost of enterprises in many ways;Work to improve consumer perception.In the end,it will form a prefabricated building development environment of “government science guidance—enterprise active development—market scale expansion”. |
