| With the development of China’s construction industry and the need of social progress,the prefabricated construction mode arises at the historic moment.In recent years.Prefabricated buildings are heavily promoted in China.Different from traditional cast-inplace buildings,prefabricated buildings have the advantages of short construction cycle,high production efficiency,energy saving and environmental protection,which are in line with the strategic requirements of green building and sustainable development in China.However,the development of prefabricated building has been slow since its popularization.The main reason is that the cost of prefabricated buildings is higher than that of traditional cast-in-place buildings,which has greatly hindered the development of prefabricated buildings.Today,prefabricated buildings account for a small proportion of new buildings.In order to make the prefabricated building develop rapidly,we should not only control the quality of construction engineering and develop architectural design and construction technology,but also pay attention to the control of economic cost.Therefore,it is very important to study the influencing factors of prefabricated construction cost.Through the methods of expert interview and questionnaire survey,this paper uses descriptive statistical analysis,factor analysis and fuzzy comprehensive evaluation to identify and analyze the factors affecting the life cycle cost of prefabricated buildings.Combined with the existing research results of scholars at home and abroad,this paper deeply discusses the key influencing factors of the life cycle cost of prefabricated buildings,and mainly draws the following conclusions:(1)In the process of reading the literature on prefabricated buildings at home and abroad,it is found that there are relatively few literatures to analyze the cost of prefabricated buildings from the perspective of whole life cycle.At present,most studies mainly focus on the development and promotion of prefabricated buildings,the construction quality and risk of prefabricated buildings.From the actual situation,the cost of prefabricated buildings is an important factor affecting its promotion.Because China’s prefabricated buildings are in the stage of vigorous promotion,it is necessary to strengthen the research on the cost of prefabricated buildings.(2)This paper studies the existing Chinese and foreign literature on the whole life cycle,expounds the content of the whole life cycle cost of prefabricated buildings,and divides the whole life cycle of prefabricated buildings into: design stage,production stage,transportation stage,construction stage,operation and maintenance stage and demolition stage.Compare the advantages of prefabricated buildings with traditional buildings.(3)By collecting the literature on the influencing factors of prefabricated building cost,78 factors affecting the whole life cycle cost of prefabricated building are preliminarily summarized.Then,through expert interviews,the above initial influencing factors are screened,and finally 25 influencing factors of the whole life cycle cost of prefabricated buildings are identified.(4)In order to further explore the relationship and importance of 25 influencing factors,a questionnaire survey was carried out and the data were collected.And import the sorted data into spss26 0 software for descriptive statistical analysis,reliability and validity test,principal component analysis.Finally,six principal components are obtained.On this basis,the fuzzy comprehensive evaluation method is used to analyze,calculate and rank the influencing factor groups.The last six factors are discussed in detail.(5)Put forward suggestions for the control of the whole life cycle cost of prefabricated construction projects. |
