| China’s economic and social development is in a period of transformation and upgrading.In the process of rapid development of urbanization,the advantages of prefabricated buildings have gradually emerged.The construction industry bears the important goal of improving people’s living environment and improving people’s quality of life.Promoting the simultaneous development of new-type industrialization,informatization,urbanization and agricultural modernization is a major transfer of China’s economic development outlook in the new period.With the requirements of industrialization in construction industry,the shortcomings of the cast-in-place structural system have gradually emerged.Faced with these construction problems,there has been a wave of construction industrialization in the construction industry,and the development of the construction industry has entered a new field of transformation and upgrad,which has promoted a huge change in the production method of the construction industry.By consulting a large number of reference,researching on the relevant theories and policies of prefabricated construction at home and abroad,and surveying of present status of prefabricated construction industry,the authors have analyze the status and causes of prefabricated construction.The cost and benefit structure of the prefabricated building were constructed,and the difference on cost and benefit between the prefabricated building and the traditional cast-in-place building were analyzed.Then an index system of full life cycle incremental cost and incremental benefit were established.Using the life-cycle cost-benefit theory,the cost and benefit components of the prefabricated building were analyzed.The incremental cost in four stages of decision-making design,construction and construction,use and maintenance,recycling and scrapping were constructed from the perspective of the full life cycle.And the incremental benefit was constructed from three aspects that are economic benefit,environmental benefit and social benefit.Then the incremental cost and incremental benefit at each stage was measured,the cost-benefit ratio was analyzed,and the key factors that affect the cost-benefit ratio were found out using single-factor sensitivity analysis.Taking the Hefei prefabricated building W project as an example,the key factors that affect the full life cycle cost and benefit of the prefabricated building was identified according to the cost-benefit ratio and single-factor sensitivity analysis.The factor which has biggest influence to incremental cost is energy consumption,which also reflects why we must vigorously promote prefabricated buildings.The most fundamental reason is to start from the environment on which we live.General Secretary Xi Jinping said: "Clear waters and green mountains are as good as mountains of gold and silver ".Not only that,in order to promote the prefabricated construction in-depth,it should also strengthen the training of prefabricated talents,focus on training high-quality and skilled professionals,and improve the transformation of existing talents to prefabricated and higher education Cultivation of assembled personnel. |
